Cape San Blas Real Estate Week in Review - Jan. 3-9, 2015

The frigid air mass that blanketed most of the nation this week didn’t spare our little sliver of paradise here along the coast, but cold as we were, at least our skies were clear and bright and the only drifting white stuff was of the warm and sandy type along our beaches, and the only salting that of the rims of our glasses here in Margaritaville. Our inventory remained relatively unchanged, shedding just one, closing the week at 248, with 81 homes and 167 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor market. Rather than combing the windswept beaches for shells, visitors sifted through listings looking for bargains and came up with quite a nice bucketful of deals with one going to closing and six others signing new contractsSellers added two new listings to the mix and changed prices on nine others.

Cape San Blas Interior Lot Sold Jan 2015 for $29,000

Our one and only sale is an interior lot on Eastwind Drive in Paradise Bay, a subdivision just north of Cape Palms Park on the Cape. This little community spans from the bay to the gulf, and each property conveys with deeded access to both. The seller purchased this property in 2000 for $17,000, and sold it on Monday for full list price of $29,000 cash.

Cape San Blas Townhouse Under Contract Jan. 2015 with List Price of $249,000

We’ll begin our review of this week’s six new contracts on the north end of the Cape in Sea Cliffs, where this 4-bedroom, 4 1/2-bath, 1,944 square foot townhouse went under contract on Monday as a short sale with a list price of $249,000. The sellers bought it in early 2006 for $570,000, nearly double the $300,000 it sold for just five years prior in 2001.

Barrier Dunes Townhouse Under Contract Jan. 19, 2012 as Short Sale with List Price of $177,812

Just next door from Sea Cliffs in Barrier Dunes our second contract is on a 3-bedroom, 3-bath, 1,172 square foot bank-owned unit listed for $193,900 which the bank is selling at auction. The previous owners paid $370,000 for it in August 2004, even though it had sold just two months earlier in June for $207,000. If this one looks familiar it may be because over the past several years it has been under contract six times without ever making it to closing.

Cape San Blas Gulf Front RV Site Under Contract Jan. 2015 with List Price of $149,000

Down near the rocks at Stumphole is where we’ll find our third contract. It’s on a56′ wide gulf front lot outfitted for an RV with power, water and sewer all up and running. The owners bought it just last February for $80,000 and now have it under contract with an asking price of $149,000.

Cape San Blas Bank-Owned Lotin Jubilation Under Contract Jan. 2015 with List Price of $60,000

We’ll travel down to the south side of the Cape for our next two contracts, stopping first at Jubilation where this bank-owned gulf view lot went under contract on Thursday with a list price of $60,000. The previous owners bought the diminutive 50′ by 80′ lot in December 2004 for $435,000.

Cape San Blas Gulf Front Condo Under Contract Jan. 2015 with List Price of $274,000

There are only a few actual condos on the Cape and one of them is The Dunes Club, where we have this 3-bedroom, 2-bath, 1,176 square foot unit under contract with a list price of $274,000.  The sellers bought it for $551,700 in mid-2005.

Indian Pass Gulf Front Lot Under Contract Jan. 2015 with List Price of $425,000

We’ll leave the Cape for the first time today to visit our final new contract which is on this 101′ wide gulf front lot over on Indian Pass. This 1.55 acre beauty is listed for $425,000 which includes a vintage 3-bedroom mobile home circa 1990.
