Cape San Blas Real Estate Week in Review - Jan. 29 - Feb. 5, 2016

For Sale Sold SignOld Man Winter hung around for another week chillin’ on our beaches and whipping up winter winds. Try as he might, though, he couldn’t cool down our real estate market as we had another hot week, closing five sales and adding five new contracts. Sellers hung “For Sale” signs on twelve new listings, and changed prices on ten others. Very little change in the inventory, shaving off two, closing the week at 247, with 71 homes and 176 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor market. Let’s see what’s been catching buyers’ attention.

 

Cape San Blas Interior Townhouse at Barrier Dunes Under Contract Jan. 2016 with List Price of $169,000

The first of our five sales is a 3-bedroom, 3-bath, 1,377-square foot townhouse up in Barrier Dunes. The sellers bought this 1985 model back in June 1986 for $81,000, listed it for $169,000, and sold it on Tuesday for $157,000.

Cape San Blas Gulf Front Lot Under Contract Dec. 2015 with List Prie of $375,000

Our second sale takes us about half a mile down the beach to Ovation, where buyers penned a deal in December on a 48′-wide gulf front lot listed for $375,000. The sellers bought it in May 2012 for $135,000 when the developer had a deep discount sale, and turned a tidy little profit this week closing for $325,000.

Cape San Blas Gulf View House Under Contract Nov. 2015 with List Price of $399,000

Sale number three is just south of Ovation in Cape Breezes, one of the earliest subdivisions on the Cape, platted in 1982. In November, buyers fell in love with this 3-bedroom, 3-bath, 1,888 square foot gulf view home on the bay side of Cape San Blas Road. It’s situated on a half-acre, X zone lot the sellers bought in April 2004 for $200,000, and sold the house on Monday for $373,500.

SR-30 Home Under Contract January 2016 with List Price of $179,000

Our fourth sale takes us over to C-30 about a mile north of Cape San Blas Road to this 4-bedroom, 2-bath, 1,444 square-foot home listed for a very attractive $179,000. The owners bought it in 2014 f0r $71,300 and did a total overhaul on it, fixing it up very nicely. They then made it available as a long-term rental and have had it occupied ever since. On Thursday all that hard work paid off as they went to closing picking up a check for $175,000.

Indian Pass Gulf Front Lot Under Contract January 2016 with List Price of $425,000

Our fifth and final sale is over on Indian Pass with this  100′ by 525′, 1.2-acre gulf front lot that went under contract in early January with a list price of $425,000. The family has owned this property for a very long time so no sales history on it.  On Friday they bid it adieu, picking up a check at closing for $380,000.

Cape San Blas Townhouse Under Contract February 2016 with List Price of $236,000

Now on to our five new contracts, heading back up to Barrier Dunes, where shoppers took a shine to this 2-bedroom, 2 1/2-bath, 1,377 square foot, circa 2002 townhouse on Parkside listed for $236,000. The sellers bought the pond-front home in June 2009 for $236,000.

Cape San Blas Gulf View Home Under Contract February 2016 with LIst Price of $429,900

Bargain hunters saw a great deal in this 3-bedroom, 3-bath, 1,982 square foot gulf view home on Cancun Drive listed for $429,900. Built in 2005, it’s situated on a quarter-acre “X” zone lot, and has a nice size in-ground pool.  The sellers bought the home in the summer of 2006 for $510,000. Cancun Drive is adjacent to Turtle Dunes, which is home to our next contract.

Second Tier Gulf View Lot at Cape San Blas Under Contract February 2016 with List Price of $95,000

Literally right next door to the house on Cancun is this second tier, quarter-acre, “X” zone lot listed for $95,000.  The property is nice and level, basically cleared, and overlooks the sparkling waters of the community pool. This little lovely last sold at the height of the market in 2004 for $280,000.

Gulf Front Cape San Blas Home Under Contract February 2016 with List Price of $879,900

Just south of Scallop Cove is a place that’s been trying to find a buyer since mid-2009 when it entered the market asking $1.28M. “Jubilee”, as it’s known, is a 5-bedroom, 3 1/2-bath, 2,494 square foot home built in 2008 on a 100′ wide gulf front lot.  There is a screened-in porch on the south side of the house, but none facing the beach. The sellers finally whittled their price tag down to $879,900 and got it under contract last weekend.

Gulf Pines First Tier Lot Under Contract February 2016 with List Price of $129,000

We’ll wrap things up today over in Gulf Pines with this 75′ by 130′, quarter-acre, first tier gulf view lot listed for $139,000. The last time it was on the market was in 1998 when the sellers picked it up for $45,00. Gulf Pines fronts C-30, overlooks the south-facing beach, and is a FEMA flood insurance eligible area. It’s a nice little community with annual HOA fees of only $100.
