Cape San Blas Real Estate Week in Review - July 23-29, 2016

It’s been another busy week around the Cape with lots of people in to look at property. I did manage to sneak away for a few hours, though, and get in some much needed beach time. Good to be reminded of why we live here. Apparently a few folks decided they want to stake a claim here as well, as we had two sales and a whopping twelve new contracts. Our inventory dropped by seven, ending the week with a total of 259 active MLS listings in the Cape San Blas, Indian Pass and C-30 market, with 87 homes and 172 lots for sale. Sellers added seven new listings, and made six price changes.

Barrier Dunes Gulf Front Townhouse Under Contract June 2016 with List Price of $297,500

The first of our two sales takes us up to Barrier Dunes to this bank-owned 2-bedroom, 2 1/2-bath, 1,593 gulf front townhouse on Sabal Drive. It’s being sold unfurnished and is listed for $297,500. The last time it sold was back in early 2005 when it went for $490,000.  This time around it closed above list price for $300,000.

Interior Lot on the South Side of the Cape Under Contract July 2016 with LIst Price of $39,500

Down on the south side of the Cape in Boardwalk, our next sale is a 100′ by 75′ corner lot listed for $39,500. The sellers bought in late 1996 for $10,000, and sold it on Friday for $37,000. This is one of the earliest subdivisions on the Cape, dating from the early 80’s.  Amenities include a very nice community pool overlooking the gulf.

 

Barrier Dunes Park View Townhouse Under Contract July 2016 with List PRice of $189,900

Now on to our twelve new contracts returning to Barrier Dunes where parties shook hands on this 3-bedroom, 3-bath, 1,377 square foot townhouse on Parkside listed for $189,900. The unit was built in 1985, and the current owners have had it since 1996 when they bought it for $67,500. It’s furnished with a fun and eclectic colorful mix of beach themed artwork and rich antiques, including a dining table used during the local filming in 1997 of Ulee’s Gold and signed by Peter Fonda.

Folks were in the market for properties they could come visit, lock up when they leave, and not have to worry about any grounds maintenance. Here’s another townhouse, this one a gulf front model on Nassau Lane in Cape Shoals. It’s a 2-bedroom, 2 1/2-bath, 1,120 square foot circa 1986 townhouse listed for $309,000. These are very nice townhomes, but the owners over the years have been involved in ongoing efforts to keep the surf from washing up under them. The sellers purchased this property a little over a year ago for $275,000 and have done a good job of updating it since.

Cape San Blas Gulf View Condo Under Contract with List Price of $249,000

Next up is an upstairs unit in a first-tier quadplex with straight on views of the gulf. Built in 1984, it is 1300 square feet with 2 bedrooms, 2 baths, and spacious open decks across the front and back, providing both gulf and bay views. The sellers bought it back in $59,000, and listed it just this week for $249,000. She’s in need of some TLC at his point, but she’s a true diamond in the rough ready for a beauty makeover to return her to her former beach retreat glory.

Six Cape San Blas Gulf Front Lots Under Contract July 2016

This week’s trip to the beach includes a six pack: six bank-owned gulf front lots on the south end of the peninsula not far from the rocks at Stumphole all went under contract at once. There are four listed for $216,500 each, and two for $280,000. The four are 50′ wide and the other two about 78′ and 90′ respectively. This section of the beach has been an area of historically high beach erosion.

Lagoon Front Cottage Under Contract as Short Sale With List Price of $49,900

We’re heading off the Cape for the first time today heading out along C-3 about a mile and a half past the world famous Indian Pass Raw Bar to this little 1-bedroom, 1-bath, 768 square foot, cinder block cottage tucked back off the road on a lagoon front lot. This throw back to the ’70s last sold in 2004 for $259,000, and went under contract on Monday as a short sale with a list price of $49,900.

We’ll wrap things up with another lagoon front offering, this one an 83′ by 267′, half+ acre lot listed for $42,000. The sellers bought it in mid-2011 for $25,000.
