Cape San Blas Real Estate Week in Review - Oct. 8-14, 2016

What a difference a week makes!  Fortunately Matthew drifted well to the east of us leaving in his wake a week of absolutely gorgeous autumn weather.   Buyers were out and about  shopping for parcels of paradise to claim for their very own, with six stepping up to the closing table and two new contracts. Sellers added seven new listings, and changed prices on eight others. Not surprisingly, with all that our inventory inched up by two, closing the week at 264, with 93 homes and 171 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.  Fair amount of territory to cover today so let’s get right to it.

We’ll kick off our review of this week’s six sales on the north end of the Cape in Park Point, where the quiet seclusion of this quarter-acre lot in caught a buyer’s attention in mid-September.  The sellers bought it just last summer in July 2015 for $40,000, and had it listed for $64,900. When the developer sold it back in 2003, it went for $179,000; this week it closed for $50,000.

Two closings in Park Point this week with our second sale being this 80′ by 146′, roughly quarter-acre lot listed for $49,000. Back in the hey day of 2004 it sold for $242,500; the current owners picked it up in January 2014 for $26,000, and signed over the title on Friday for $45,000.

This next sale is just next door on Hemmingway Circle in Sunset Pointe where this  77′ by 148′, quarter-acre lot went under contract at the beginning of September with a list price of $48,900, a far cry from the $425,000 it sold for in the summer of 2005. Buyers got a good deal on Friday closing for $42,000.

Barrier Dunes Interior Townhouse Under Contract March 2016 with List Price of $192,500

In nearby Barrier Dunes, the parties closed on this 3-bedroom, 3-bath, 1,377 square foot townhouse on Parkside listed for $195,900.  It was built in 1985, and today’s sellers bought it in 1992 for $67,500. On Friday they closed for $189,000.

Gulf View Ovation Home Under Contract September 2016 with List Price of $665,000

Yes, our gulf waters really look like that. This beautiful 3-bedroom, 3-bath, 2,205-square-foot custom home in Ovation was listed for $665,000. Every room affords spectacular gulf and/or bay views. Back in the summer of 2005 the developer got $450,000 for the lot alone. By 2012, it was a bank-owned property and today’s savvy sellers picked it up for the bargain basement price of just $65,000.  On Friday, they turned over the keys to the happy new owner for $640,000.

Cape San Blas Gulf View Lot Under Contract August 2016 with List Price of $149,900

Our sixth and final sale is a gulf view lot four off the beach on Westwind Drive, just a bit south of Rish Park on the Cape. The seller is the owner/developer of the subdivision, Paradise Gulf – Paradise Bay, and has owned it since the early 90’s.  All the lots in this community enjoy deeded gulf and bay access. This particular lot has been on the market since December with a list price of $149,900, and finally closed for $135,000.

The first of our two new contracts is a newly listed gulf front condo in the Club at Cape San Blas down on the south side of the Cape. It’s a 1,397 square foot, 3-bedroom, 2-bath end unit listed just last week for $359,000. Monthly condominium fees are $500, which includes building and grounds maintenance, basic cable, sewer, trash pick up, and Liability/Fire and Wind insurance. The property appraiser’s site did not have info on when the seller bought it or for how much.

We’ll close out today with a vintage bay front cottage tucked away from view from the road on a 2.48-acre lot. This 3-bedroom, 2-bath, 1,324 cutie was built back when out over marshland which you would never get permission to do today.  With 100′ of water frontage on a lot over 1,000′ deep, this is such a peaceful and tranquil setting.  The seller bought it in 2007 for $550,000, and has it listed for $439,900.
