Cape San Blas Real Estate Week in Review - Oct. 15-21, 2016

October may just be my favorite month of the year here on the Forgotten Coast. I love how the air is cool, the humidity is low, and the skies are crystal clear. It just puts you in a good mood. Seems a lot of folks were feeling pretty good about the area this week, too, as a number of them staked a claim on some beach paradise to call their very own. They closed four sales and wrote two new contracts. We added five new listings and marked down five others . Our inventory swelled by five to close the week at 269,  with 92 homes and 177 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s take a look at what all went on since last we met.

We kick off our review of this week’s four sales on the north end of the Cape in Sunset Point, a subdivision adjacent to the south side of Part Pointe.  In early September buyers had their offer accepted on a 80′ by 137′, quarter acre parcel listed for $57,900.  Interesting sales history here. The developer sold it in early 2004 for $190,000; it next sold on the courthouse steps for $20,200 in May of 2013. Just five months later in October 2013, those buyers sold it for a nice little quick profit at $33,000. On Monday, the parties met at the closing table and change title for $55,000.

In nearby Seacliffs, a 4-bedroom, 4 1/2-bath, 1,944 square foot townhouse generated a lot of interest within a few days of it hitting the MLS, with multiple offers submitted.  It has gulf views, and was sold furnished. The sellers bought it in late 2012 for $210,000, had it listed for $269,000, and sold it on Tuesday for $271,500.

Cape San Blas First Tier Home Under Contract with List Price of $439,900

On Flamingo Lane, just a bit south of Coneheads 8020 Restaurant, this little 3-bedroom, 2-bath, 1,296-square foot first tier home went under contract at the end of August.  It was built around 1990 and is ready for a little makeover to bring her up to date. It’s on a one-third acre lot with amazing gulf views, so she is definitely worth the effort.  There’s room enough on the property to build a pool to take it to the full beach retreat package.  The sellers had it listed for $439,900, and didn’t have to budge far off of that in order to do the deal, closing on Tuesday for $439,000.

Just a bit south of Rish Park on Westwind Drive buyers took title to this 82′ by 194′, 0.37-acre lot listed for $133,000. It’s located in Paradise Gulf-Paradise Bay, and includes deeded gulf and bay access.  The sellers bought it in 2002 for $118,000, and sold it on Wednesday for $115,000.

Only two new contracts this week, both of which are out along the C-30 Corridor beginning with this 60′ by 156′,  roughly quarter-acre first tier lot overlooking the gulf at Curve at the Cape. The sellers bought it in November 2002 for $225,000  and have it listed for $110,000.

A half a mile or so east along C-30 is Treasure Shores where this handsome 4-bedroom, 3-bath, 1,960-square foot home went back under contract on Monday with a list price of $725,000. The seller originally listed it back in March for $879,000, and has been adjusting that price-point, eventually settling on $725,000 on September 20, and four days later had it under contract. That contract didn’t work out and it came back on the market on October 11. They bought the 75′ wide, half-acre-plus lot in November 2014 for $215,000 and then had Big Fish Construction build the home.
