Cape San Blas Real Estate Week in Review Dec. 31, 2016 - Jan. 6, 2017

It seems as if the Number 1 New Year’s resolution on a lot of lists must have been “Buy some property on the Cape” because it has been crazy around here this week with so many calls and emails from folks telling me they think now is the time to buy. I had my busiest week in I don’t know how long, and loving every minute of it. The year got off to a good start closing four sales and adding four new contractssix new listings, and three price changes. A lot of listings expired with 2016 so our inventory’s resolution to slim down is also off to an awesome start, shedding 9 listings to close the week at 229, with 72 houses and 157 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s check out what’s moving at the beach.

We’ll launch our review of this week’s four sales up on the north end of the Cape in Barrier Dunes where this 2-bedroom, 2-bath, 1,216 square foot gulf view townhouse went under contract at the end of November sporting a $257,ooo price tag. The sellers bought it from the developer in 1999 for $177,440, and sold it on Wednesday for $245,000.

About half a mile north of Scallop Cove on Barbados Drive in Turtle Dunes, our second sale is a newly built 3-bedroom, 2-bath, 1,838 square-front gulf view X-zone home listed for $495,000. The contractor who built this spec home bought the lot back in February for $98,000.  On Tuesday he handed over the keys to happy new owners for $485,000.

We’ll leave the Cape and head out onto C-30 to this 4-bedroom, 3-bath, 2,200 square foot circa-1997 gulf-front home listed for $689,000. It’s located on a 0.67-acre lot with 50′ of waterfront on C-30 between Gulf Pines and Treasure Shores, an area along the stable south-facing beach eligible for FEMA flood insurance. Back in the summer of 1997, the sellers bought the property for a modest $297,900. They turned a tidy profit on Friday, picking up a check at closing for $635,000.

Indian Pass is the site for our fourth and final sale which is this little 1-bedroom, 2-bath, 1,096 square foot lagoon front cottage on Osceola listed for $225,000. It’s situated on a 1.6 acre lot that last sold in mid-1998 for $38,500. The new owners took title on Tuesday for $185,000 cash, as is.

Cape San Blas First Tier Home Under Contract with List Price of $389,500

We’ll return to the Cape to check out this week’s crop of four new contracts, the first two of which are on White Sands Drive in San Blas Shores, the first platted subdivision on the Cape. This laid back little neighborhood, adjacent to the north side of Ovation, has no HOA and no HOA fees.  All properties include deeded beach access. Buyers had their offer accepted on this little 2-bedroom, 2-bath, 966 square foot beach cottage listed for $389,500. It’s nestled on a tiny first tier lot and has wonderful gulf views. The sellers bought the circa-1997 beach retreat in 2004 for $386,000.

Cape San Blas Gulf View Lot Under Contract with List Price of $135,000

Just around the corner from this home buyers penned a deal on a 62′ by 100′, 0.14-acre gulf view lot listed for $135,000.  I didn’t find any significant sales history in the county records.

Cape San Blas First Tier Home Under Contract Jan 2017 with List Price of $659,000

We return to Barbados Drive in Turtle Dunes for contract number three, which is on this lovely 3-bedroom, 2-bath, 2,198-square foot first tier home listed for $659,000. This beautifully furnished home offers terrific gulf views through out, and is lovingly landscaped.  The sellers purchased the lot in the summer of 2010 for $127,500, and built the home in 2012.

Forgotten Coast First Tier Home Under Contract January 2017 with List Price of $599,000

We’ll wrap things up today over in Treasure Shores with this 4-bedroom, 3-bath, 1,930 square-foot first tier home built in 2014 that went under contract on Thursday with a list price of $599,000. The owner bought the lot in late 2013 for $96,100, and built the home the following year.  It’s located in the “X” zone in Treasure Shores, an area eligible for FEMA flood insurance.
