Cape San Blas Real Estate Week in Review - March 11-17, 2017

It may have been a frigid week nationwide but it’s been a smokin’ hot week here along the coast for real estate. We recorded four sales and nine new contracts. Sellers added sixteen new listings and changed price tags on five others.  All that activity leaves us at week’s end with an inventory of 250 active MLS listings in the Cape San Blas, Indian Pass and C-30 market, up six from last week, with 77 homes and 173 lots. Let’s start our review by seeing what changed hands at the closing table.

Barrier Dunes Pond Front Townhome Under Contract January 2017 with List Price of $192,500

We’ll kick things off today up on the north end of the Cape in Barrier Dunes where the first of our four sales is a 2-bedroom, 2-1/2-bath, 1,377 square foot pond-front townhome listed for $192,500. This home was one of the original units in the development built in 1985.  The sellers purchased it in January 1999 for $90,000, and handed the keys over to the new owners last Friday for $186,000.

Cape San Blas Bay View Lot Under Conract March 2017 with List Price of $79,000

Our next two sales are recently-listed lots in Peninsula Estates starting with this 100′ by 220′, half-acre bay-view lot listed for $79,000.  Peninsula Estates is one of the original subdivisions on the Cape, platted in the late 70’s/early 80’s. It spans from bay to gulf, and all properties within convey with deeded bay and gulf access.  There are recorded covenants, but no HOA or HOA fees.

Cape San Blas Bay View Lot Under Contract with List Price of $89,000

The second bay view Peninsula Estates lot is on Sandlewood Blvd., also measures 100′ by 220′, and was offered for for $89,000. The seller bought the two of them in July 2004 for $280,000, and accepted a check at closing on Friday for the two of them for $152,750.

Indian Pass Gulf View Lot Under Contract February 2017 with List Price of $185,500

Our fourth and final sale is over on Indian Pass where this first tier lot listed on February 7 for $188,500 went under contract just three days later.  It’s in a VE flood zone in the FEMA-eligible neighborhood of Indian Pass Beach Subdivision. The sellers offered complete house plans with full FDEP permitting. They bought the property in early 2016 for $110,000, and sold it last Friday for $180,000.

Cape San Blas Gulf View Home Under Contract March 2017 with List Price of $759,000

Now onto our nine new contracts, starting things off in Seagrass where sellers accepted an offer on their 5-bedroom, 4 1/2-bath, 2,720 square-foot gulf view second-tier home listed for $759,000. It’s situated on a quarter-acre lot in the “X” flood plain, and includes a swimming pool. In 2004 the lot alone sold for $215,000.

Cape San Blas Gulf View Home Under Contract March 2017 with List Price of $529,900

About three-quarters of a mile south of Seagrass on Cancun Drive, buyers penned a deal on this 4-bedroom, 3 1/2-bath, 2,407-square-foot gulf view home listed for $529,900. The sellers bought it in early 2016 for $390,000 and have put a lot of work, renovations, new furnishings, countertops, appliances and paint into it in the short time since.  Here’s the before exterior photo:

Bank-Owned Gulf Front Lot Under Contract March 2017 with List Price of $299,000

Just a short stroll down the beach is Planters Cove Dr. , where this bank-owned 50′-wide gulf front lot went under contract on Monday with a list price of $299,000. In early 2006 it sold for $950,000. This lot was listed on Friday and under contract Monday.

Bay Front Home Near Cape San Blas Under Contract March 2017 with List Price of $449,000

Let’s travel off the Cape turning left on C-30 heading towards town, pulling into Treasure Bay about a half a mile on your left after leaving the Cape.  Here the parties shook hands over a agreement on this 3-bedroom, 4-bath, 2,675 square foot bay front home listed for $449,00. It’s situated on a 103′ wide lot with gorgeous bay views.  Very shallow water on this south side of the bay, dry at low tide and iffy for kayaks at high, but drop dead gorgeous views 24-7. The property is 103′ wide. The sellers bought the home in late 2012 for $225,000.

First Tier Home Under Contract March 2017 with List Price of $549,900

Heading back east along C-30 about a half mile past Cape San Blas Road is Gulf Pines, where our fifth new contract is on a 3-bedroom, 3 1/2-bath, 1,884 square-foot first tier home listed for $549,900. This home hit the MLS Tuesday a week ago and was under contract by the following Tuesday. It sits on a 100′ wide by 257′ deep, 0.59-acre lot in an AE flood plain. The sellers purchased the property in mid-2002 for $380,000.

Indian Pass Gulf View Home Under Contract March 2017 with List Price of $489,900

We’ll continue east along 3-30 to Canoe Lane just past Treasure Shores where this 3-bedroom, 2 1/2-bath, 1,949 square-foot, first tier gulf view home went under contract on Monday with a list price of $489,900, leass than a month after it first appeared in the MLS. The home was built in 2000 and sits on a half-acre lot in the AE flood plain.

Bank-Owned Lagoon Front Lot Near Indian Pass Raw Bar Under Contract March 2017 with List Price of $24,500

Continuing east along C-30, we’ll wander just a bit past the Indian Pass Raw Bar  to this 1-1/2-acre, 135′ wide bank-owned lagoon front lot listed for $24,500. As the aerial shows, much of that acreage is actually marsh and wetlands. The previous owners bought it in mid-2008 for $45,000.

Lagoon Front Home Under Contract March 2017 with List Price of $209,900

See those four lagoon front houses in the aerial photo of the lot we just looked at? Contract number eight is on one of them. Buyers were attracted to this 3-bedroom, 2-bath, 1,200 square foot retreat listed for $209,900. This peaceful setting is on 85′ wide lot measuring nearly an acre.  The home was built in 2008, and last sold in September 2015 for $165,000.

Indian Pass Lagoon Front Lot Under Contract March 2017 with List Price of $149,900

We’ll wrap up today’s review out on Indian Pass with this irregularly-shaped 200′ wide, 3.34-acre lagoon-front lot listed for $149,900. It, too, is in an AE flood plain, and last sold in 1998 for $100,000.
