Cape San Blas Real Estate Week in Review - April 1-7

Spring Breakers and their families were here in droves this week enjoying our overall sunny albeit cool, breezy spring weather. A fair amount of the folks visiting took time out to snap up some coastal real estate as we closed seven sales and wrote up seven new contracts. Sellers added fourteen new listings, and changed prices on eight others.  With all those new listings, our inventory soared by seven, closing the week at 252, with 74 homes and 178 lots listed for sale in the Cape San Bals, Indian Pass and C-30 Corridor MLS market.

Bay View Lot on Hemmingway in Sunset Pointe with List Price of $68,900

The first of our seven sales is on Hemmingway Circle up in Sunset Pointe, a subdivision south of Secluded Dunes. This is an 85′ by 129′, 0.25-acre lot affording glimpses of the bay and State Park.  The sellers bought it in October 2012 for $29,000, listed it for $68,900, and sold it on Friday for $60,000.

Cape San Blas Gulf View Home Under Contract Feb. 2017 with List Price of $979,000

Next stop is on Haven Road in Seagrass where this 4-bedroom, 4-bath, 2,500 square foot first tier home went under contract at the end of February. This home has unobstructed views but cannot be called Gulf front because there is a platted lot in front of it for which FDEP denied a building permit in 2009. In 2005, the lot alone sold for $855,000.  The sellers bought the home in 2014 for $815,000 and have spruced it up quite nicely since then.   They had it listed for $979,000 and turned over the keys to the new owners for $965,000.

New Cape San Blas Home Under Contract March 2017 with List Price of $399,000

Down on the south side of the Cape in San Blas Plantation, our second sale is a newly-built 4-bedroom, 3 1/2-bath, 2,083 square-foot home with attached garage listed for $399,000. The builder bought the 69′ by 169′, quarter-acre lot in May 2016 for $37,500. On Friday the home sold for $373,500.

Cape San Blas Gulf Fron Condo Under Contract February 2017 with List Price of $329,000

Sale number four is in Dunes Club where buyers took ownership of a 3-bedroom, 2-bath, 1,176 square-foot gulf-front condo.  The sellers bought the unit in 2004, the year it was built, for $325,000.  They had it listed for $329,000 and sold it for $325,000.

Cape San Blas Gulf View Home Under Contract Feb. 2017 with List Price of $554,000

A few blocks down Cape San Blas Road our fifth sale is on Florida Avenue in Boardwalk where this 3-bedroom, 3-bath, 1,691 square-foot home went under contract in mid-February with a list price of $554,000. The circa-1995 home offers a view of the gulf from its deck.  It last sold in the summer of 2005 for $625,000, and closed on Tuesday for a far more modest $511,900.

Bay View Lot Under Contract February 2017 with List Price of $69,000

We’ll leave the Cape turning left onto C-30 heading towards town, and travel to this bay view 106′ by 252′, 0.6 acre lot.  The State of Florida owns the land between the lot and the bay. The sellers picked this up in a bank sale in 2012 for $37,000; back in 2004 it sold for $239,000. The sellers had it listed for $69,000 and sold it for $62,500.

Lagoon Front Home Under Contract March 2017 with List Price of $209,900

Circling back eastward on C-30 just a short distance past the Indian Pass Bar, new owners picked up the keys to this 3-bedroom, 2-bath, 1,200 square-foot retreat listed for $209,900. This peaceful setting is on an 85′ wide lot measuring nearly an acre.  The home was built in 2008, and last sold in September 2015 for $165,000.  On Wednesday it went for $204,000.

Cape San Blas Townhouse Under Contract April 2017 with List Price of $250,000

Now on to our review of this week’s seven new contracts, heading to Barrier Dunes on the north end of the Cape where buyers had their offer accepted on this 2-bedroom, 2-bath, 1,216-square-foot townhouse listed for $250,000 that the sellers purchased in 2005 for $350,000.

Cape San Blas Peninsula Estates Lots Under Contract April 2017 with List Price of $99,000

About a quarter of a mile south of Barrier Dunes is Peninsula Estates, one of the original subdivisions on the Cape. It spans from the gulf to the bay, and all lots include deeded access to each. There are recorded covenants, but no HOA or HOA fees.  On Friday sellers accepted an offer on their 96′ by 168′, 0.4 acre lot on Cape San Blas Road listed for $99,000, an asking price which includes a sewer tap.  The sellers bought the property in early 2012 for $35,000.

Cape San Blas Gulf Front Acreage Under Contract April 2017 with List Price of $2.3M

Nestled between Paradise Gulf and San Dunes subdivisions lies a 4.3-acre parcel of land with 210′ of gulf front spanning 893′ from the gulf back to Cape San Blas Road.   A quick check of the county records seems to indicate it has been in the family for some time as I found no significant sales date. They’re asking $2.3M for it.

Cape San Blas Gulf Front Townhouse Under Contract April 2017 with List Price of $439,900

Roughly half a mile south of Scallop Cove is a 12-unit townhouse complex known as Sunrise Sunset.  These circa early-80’s homes are quite literally gulf front as in, right at the surf’s edge.  Last Sunday sellers accepted an offer on their 3-bedroom, 2 1/2-bath, 1,600 square foot model listed for $439,900 that they purchased just three years ago in May of 2014 for $320,000.

Bank-Owned Cape San Blas Gulf Front Lot Under Contract April 2017 with List Price of $216,500

Cape Isle Preserve is a boom-era subdivision located just north of the rocks at Stumphole, an area of historically rapid erosion. On Monday, one of several bank-owned, 50′-wide gulf front lots went under contract with a list price of $216,500.

Cape San Blas Home Under Contract April 2017 with List Price of $343,000

San Blas Plantation on the south side of the Cape was a happening place this week with the one sale we saw earlier and two new contracts as well, the first of which is this 3-bedroom, 2-bath, 1,600 square-foot home on a third-of-an-acre lot listed for $343,000.  This handsome home presided over a view of the bay on Constitution Avenue in town before relocating to its present location several years ago. Once in place on the Cape she went through a thorough renovation adding many attractive features such as the welcoming entrance seen above, and an inviting screened in porch across the back.

Cape San Blas Interior Lot Under Contract April 2017 with List Price of $62,000

We’ll wrap things up today on Plover Street which is one street behind the previous home; here buyers had their offer accepted on this third-of-an-acre “X” zone lot listed for $62,000 which the sellers bought in 2002 for $70,000.
