Cape San Blas Real Estate Week in Review - April 29 - May 5, 2017

For Sale Sold SignWhat a wild, windy week it has been.  With cloudy weather and the wind howling, not many souls ventured out to scout for real estate deals, but many who were already under contract hunkered down at closing tables. We closed ten sales, and wrote up three new contracts. Sellers added sixteen new listings and made three price changes.  Our inventory shot up by ten, coming in at 264, with 77 houses and 187 lots listed in the MLS for the Cape San Blas, Indian Pass and C-30 Corridor market. We have a lot of territory to cover today so let’s jump right in.

Barrier Dunes Gulf View Townhouse Under Contract March 2017 with List Price of $325,000

We’ll kick off our review of this week’s ten sales on the north end of the Cape in Barrier Dunes with this 3-bedroom, 3 1/2-bath, 1,888 square-foot gulf view townhouse built in 2000 overlooking a pond.  I couldn’t ascertain from the county records what the last actual sale price was as it seems to have been deeded between family members, but they had it listed for $325,000 and sold for $312,000.

Cape San Blas Gulf View Home Under Contract March 2017 with List Price of $739,000

A couple of miles down the beach in Seagrass, our second sale is a 5-bedroom, 3-bath, 2,604 square-foot gulf view home built in the “X” zone in 2006.  The sellers bought it in the summer of 2009 for $555,000, had it listed for $739,000, and sold it on Wednesday for $715,000.

Cape San Blas Gulf Front Townhouse Under Contract April 2017 with List Price of $439,900

Roughly half a mile south of Scallop Cove is a 12-unit townhouse complex known as Sunrise Sunset.  These circa early-80’s homes are quite literally gulf front as in, right at the surf’s edge.  On the first of April sellers accepted an offer on their 3-bedroom, 2 1/2-bath, 1,600 square foot model listed for $439,900 that they purchased just three years ago in May of 2014 for $320,000.  They handed over the keys to the new owners on Monday for $429,000.

Bank-Owned Cape San Blas Gulf Front Lot Under Contract April 2017 with List Price of $216,500

Cape Isle Preserve is a boom-era subdivision located just north of the rocks at Stumphole, an area of historically rapid erosion. One of several bank-owned, 50′-wide gulf front lots was under contract with a list price of $216,500 and sold for $210,000 cash.

Cape San Blas Home Under Contract April 2017 with List Price of $343,000

Down on the south side of the Cape, our fifth sale is in San Blas Plantation where this 3-bedroom, 2-bath, 1,600 square-foot home on a third-of-an-acre lot was under contract with a list price of  $343,000.  This handsome home presided over a view of the bay on Constitution Avenue in town before relocating to its present location several years ago. Once in place on the Cape she went through a thorough renovation adding many attractive features such as the welcoming entrance seen above, and an inviting screened-in porch across the back.  On Monday a happy young couple signed their closing documents and proudly picked up the keys to their new home for $318,000.

Lot Sand Trace Under Contract March 2017 with List Price of $55,000

As I’ve said before, we’re going to miss seeing this photo when the last of these lots on Sand Trace finally closes. Seems we’ve been seeing this same photo every week now for quite some time. Could this be the final one?  This week’s lot du jour is a 150′ by 100′, 0.34′ acre bay view type was listed for $55,000 and sold for $52,500 cash.

Cape San Blas First Tier Lot Under Contract April 2017 with List Price of $94,500

Not far from San Blas Plantation, just east of Cape Dunes, this next sale is a 95′ wide by 316′, 0.81-acre first tier lot situated behind two gulf front lots. It was listed for $94,500, and sold for $72,500 cash.

Indian Pass First Tier Home Under Contract March 2017 with List Price of $449,900

Our final three sales are over on Indian Pass, starting off with this 4-bedroom, 3-bath, 1,800 square foot, first tier home. It’s situated on a quarter-acre lot that includes deeded gulf access. The seller bought the lot in early 2015 for $85,000, completed construction of the home in 2016, listed it for $449,000, and sold it for $430,000.

Indian Pass Lagoon Front Lot Under Contract April 2017 with List Price of $65,000

Our next to the last sale is this 1.53-acre, 218′ by 345′ lagoon front lot that went under contract just last week with a list price of $65,000. This is an estate sale and includes two parcels.   On Friday the seller signed over title for $27,500.

Indian Pass Lagoon Front Lot Under Contract March 2017 with List Price of $149,900

Our tenth and final sale is out at the point of Indian Pass with this irregularly-shaped 200′ wide, 3.34-acre lagoon-front lot listed for $149,900. It’s in an AE flood plain, and last sold in 1998 for $100,000.  On Wednesday it went for $120,000.

Cape San Blas Bay Front Lot Under Contract May 2017 with List Price of $319,000

The first of our three new contracts is this beautiful bay front lot on Anchor Lane in Paradise Bay subdivision just north of Cape Palms Park. The half-acre lot has over 100′ on the water and went under contract as soon as it hit the MLS with a list price of $319,000 so I think the parties had already come to an agreement by the time it showed up as a listing. All the lots in this subdivision included deeded gulf access directly across the street, and there is no HOA or HOA fees.

Cape San Blas Gulf Front Lot Under Contract May 2017 with List Price of $499,000

Just a short stroll down the road buyers penned a deal on this 50′ by 432′, half-acre gulf front lot on Mossy Lane listed for $499,000.  This is in  a new subdivision, The Preserve at the Cape, adjacent to the north side of Seagrass.

Home on the South Side of the Cape Under Contract May 2017 with List Price of $549,900

Back on the south side of the Cape on Florida Avenue in Boardwalk, sellers accepted an offer on their 4-bedroom, 3 1/2-bath, 2,197 square foot gulf view home listed for $549,900. They bought the 77′ by 102′, 0.18-acre lot in the summer of 2003 for $150,000, and built the home three years later. This came on the market March 22.
