Cape San Blas Real Estate Week in Review – Dec. 23-29, 2017

For Sale Sold SignSanta visited the Forgotten Coast while making his rounds this week and brought five lucky buyers a place to call their own at the beach. Two bargain hunters wrote up  contracts, one new listing entered the mix,  and two others sported new price tags. Our inventory shed three, closing the week at 275, with 81 homes and 194 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.

Cape San Blas Gulf Front Home Under Contract November 201 with List Price of $989,600

The first of our five sales is a 3-bedroom, 3-bath, 1,834 square foot gulf front home listed for $989,600.  It’s located on Windward Street in Cape Breezes, one of the earliest subdivisions on Cape San Blas.  All of the properties in this neighborhood enjoy deeded gulf and bay access. There are recorded covenants and an architectural review board, but no HOA or HOA fees.   The sellers bought the vacant lot in 2013 for $340,000, and built the house in 2015.  On Friday they handed over the keys to the new owners for $912,500.

Our second sale is in a recently-platted subdivision called The Preserve at Cape San Blas adjacent to the north side of Seagrass.  As soon as this listing hit the MLS in March this 50′ by 432′, 0.49-acre gulf front lot went under contract with a list price of $479,000. The parent parcel for this subdivision, which spans from the Gulf to Cape San Blas Road, sold for $1.75M in October of 2016.  This actually closed last Thursday but wasn’t entered into the MLS as “Sold” until Saturday.

Cape San Blas First Tier Lot Under Contract Dec 2017 with List Price of $149,999

Down on the south side of the Cape in Two Palms, a neighborhood adjacent to Salinas Park, the parties closed on this 68′ by 193′, third-of-an-acre first tier lot. It was listed for $149,999 and sold on Wednesday for $140,000 cash. The seller was the original developer of the subdivision.

Gulf Front Home on C-30 Corridor Under Contract December 2017 with List Price of $899,000

We’ll leave the Cape and head east on C-30 in the direction of the Indian Pass Raw Bar,  to a house located on a 50′ gulf front lot just before you get to Gulf Pines Drive. (For those not familiar with the area, that’s roughly a half mile from Cape San Blas Road).  Just two weeks ago, the sellers accepted an offer on their 5-bedroom, 4-1/2-bath, 3,348 square foot waterfront home with an asking price of $899,000.  The lot it’s on is a little over half an acre.  It was built in 2008 as a spec home but went into foreclosure; the current owners acquired it in a bank sale in mid-2011 for $539,000 and sold it on Wednesday for $850,000 cash.

Bank-Owned Lagoon Front Lot Under Contract September 2017 with List Price of $24,500

Our fifth and final sale is out on C-30 shortly past the Indian Pass Raw Bar. It is a 155′ by 465′, 1.69 acre, lagoon front, bank-owned lot listed for $24,500.  The county records show it last changed hands privately in May of 2008 when it was quit-claimed for $45,000. The bank acquired it in late 2014.  If it looks a bit familiar, it was under contract briefly back in late September. They made it to the closing table this time with the buyers taking title on Thursday for $23,100.

Cape San Blas House Under Contract Dec 2017 with List Price of $325,000

Now on to our two new contracts, starting with this 3-bedroom, 2-bath, 1,444 square foot home on Cape San Blas Road in Cape Breezes, adjacent to the north side of Rish Park. This older home is a serious fixer upper, but offers views of the gulf and bay. The property appraiser’s site lists its effective age as 2005, but this was an older home when I moved to this neighborhood in 1994.  Cape Breezes is one of the original subdivisions on the Cape, platted in the late 70’s and marketed in the early 80’s. This one one of the earliest homes built here.  All properties convey with deeded gulf and bay access, and there is no HOA or HOA fees.

Cape San Blas Road Fron Lot Under Contract Dec 2017 with List Price of $69,000

Last up is this half-acre lot fronting Cape San Blas Road just before you get to the Salt Works Cabins on the the south side of the Cape.  The sellers bought it in early 2013 as a bank-owned sale for $21,500, and have it listed for $69,000. Back in 2003 it went for $175,000.   The sewer and water taps for the lot have been paid for.

Cape San Blas Real Estate Week in Reivew – Dec. 16-22, 2017

For Sale Sold SignWrapping presents and holiday parties apparently filled most peoples’ schedules this week and some of those bows were wrapped around gifts of coastal real estate with shoppers closing five sales and writing two new contracts; sellers added two new listings, and changed prices on two others. Our inventory shed four, ending the week at 278 with 82 homes and 196 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor markets.

Cape San Blas Fist Tier Cottage Under Contract November 2017 with List Price of $352,500

We’ll start our review of this week’s five sales with this 2-bedroom, 2-bath, 966 square foot first tier cottage overlooking the Gulf over White Sands Drive in San Blas Shores just north of Ovation.  The sellers bought it at the height of the market back in the summer of 2004 for  $386,000 and had it listed for $352,500 when it went under contract in early November. Last Friday the new owners took title for $325,000.

Mobile Home at Cape San Blas Under Contract October 2017 with List Price of $199,000

Here’s a bit of a change of pace from what we typically see offered for sale on the Cape. Down behind the trading Post on Jamaica Drive we have a sale of a mobile home listed in mid-October for $199,000. It is situated on a third of an acre lot measuring 102′ by 150′, and includes an RV hookup and pad.  The 448 square foot mobile home has a new HVAC system and gas range.  The seller bought the property in 2015 for $154,000 and sold it on Wednesday for $187,500.

Gulf Front Home Under Contract October 2017 with List Price of $674,900

We’ll leave the Cape for sale number three travelling east on C-30 to this 3-bedroom, 2-bath, 1,517-square foot gulf front home in Gulf Pines listed for $674,900.  This neighborhood is FEMA eligible, has no HOA, and voluntary HOA fees of just $200 annually.  The sellers purchased the home with 100′ of water frontage in late 2002 for $665,000, and sold it on Wednesday for full list price of $674,900.

Treasure Shores 2nd Tier Gulf View Lot Under Contract November 2017 with List Price of $69,000

Heading further east along C-30 we come to Treasure Shores, site of our fourth sale. In mid-November sellers accepted an offer on their 100′ by 352′, 0.82 acre second tier gulf view lot.  They bought it in early 2002 for $70,000 and had it listed for $69,000. The property is FEMA eligible, and includes deeded gulf access.  On Tuesday they sold it for $60,000.

Indian Pass Gulf Front Lot Under Contract Dec. 2017 with LIst Price of $499,900

We’ll wrap things up over on Indian Pass with this 100′ by 38′, 0.8-acre gulf front lot listed for $499,900.  This gulf front parcel is being separated from the lagoon side portion that sold in October for $325,000.  According to the MLS, it went under contract last Saturday and closed on Friday for $445,000 cash.

Nearly 2 Acres of Gulf Front on the Cape Under Contract Dec 2017 with List Price of $975,000

Now on to our two new contracts starting with this  99′ by 760′, 1.8-acre gulf front parcel on Flamingo Drive, just south of Coneheads on the north end of the Cape.  The seller has owned it since 1983 when county records indicate she purchased it for $65,000, basically $161,000 in today’s inflation-adjusted dollars.  On Tuesday it went under contract with an asking price of $975,000.

Cape San Blas First Tier Lot Under Contract Dec 2017 with List Price of $149,999

Down on the south side of the Cape in Two Palms, a neighborhood adjacent to Salinas Park, buyers penned a deal on this 68′ by 193′, third-of-an-acre first tier lot listed for $149,999.  The lot is being sold by the original developer of the subdivision.

That brings us up to date for the week. The weather forecast says Santa is set to bring us bring us sunny Christmas weather in the mid-60’s so it looks like a perfect beachy holiday is in store. Cape San Blas Real Estate Week in Review – Dec. 9-15, 2017

For Sale Sold SignReal estate shoppers had the Christmas shopping spirit and shopped ’til they dropped this week here along the coast, turning in an impressive return with two sales and five new contracts. Sellers listed eight new properties and changed prices on three others. All those new contracts helped to whittle our inventory back down by two, closing at 282, with 81 homes and 201 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. We’ve got a fair amount of territory to cover today, so let’s get rolling.

Barrier Dunes Townhouse Under Contract Nov. 2017 w List Price of $259,000

Once again we’ll begin our review where we so often do up in Barrier Dunes on the north end of the Cape. The first of our two sales is near the back of the community on Parkside Circle, where buyers decided this 2-bedroom, 2 1/2-bath, 1,377 square foot townhome with a loft sleeping space was just what they were looking for and put in an offer on it the first week of November which was accepted.  The circa-2005 home has had a number of upgrades, including a new roof, and is listed for $259,000. The sellers bought it in the summer of 2011 for $145,000 and handed over the keys to the new owners on Friday for $240,000.

Our second sale is in Waters Edge, the first subdivision you come to on the left side of C-30 after leaving the Cape heading in the direction of Indian Pass Raw Bar. Here buyers had their offer accepted on this irregularly-shaped, 0.29-acre interior lot listed for $39,000. It   According to the property appraiser’s website it sold in 2005 for $245,000, and this year in May today’s sellers picked it up as a bank-owned sale for $26,000.  The sold it on Wednesday for $32,500 cash.

Barrier Dunes Townhouse Under Contract December 2017 with List Price of $265,000

We’re back at Barrier Dunes for the first of this week’s five new contracts, kicking off with this 2-bedroom, 2-bath, 1,216 square foot town house on Barrier Dunes Drive which was just what some buyers were looking for.  The seller bought the circa-2003 end-unit in 2006 for $300,000, and has it listed for $265,000.

Cape San Blas Interior House Under Contract December 2017 with List Price of $349,000

About a half mile south of Barrier Dunes is Peninsula Estates, one of the earliest subdivisions on the Cape. It spans from the gulf to the bay and all lots convey with deeded access to both.  There is no HOA or HOA fees.  On the bay side of the neighborhood, buyers had their offer accepted on this 3-bedroom, 2 1/2-bath, 1,642 square foot house listed for $349,000. It was built in 2002 and has changed hands several times since then, selling in the summer of 2004 for $375,000 and then again in 2009 for $245,000.

Country Home on C-30 Under Contract December 2017 with List Price of $345,000

Our fifth and final contract takes us a mile or so further east on C-30 to this lovely country setting to this 3-bedroom, 3-1/2-bath, 2,000 square foot home listed for $345,000. The home was built in 2000 on a 200′ by 200′, 0.92-acre lot. The sellers bought the home in mid-2002 for $195,000.

Cape San Blas Real Estate Review – Dec. 2-8, 2017

For Sale Sold SignWe’ve had our first wintry week with chilly weather, winds blowing cold air out of the north, gray skies and lots of much needed liquid sunshine.  Instead of going to the beach, folks went shopping for real estate, with one of them going to closing, and six others writing up new contracts.  Sellers put four new properties up for sale, and lowered prices on four others.  We trimmed five from our inventory, closing the week at 284, with 84 homes and an even 200 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Gulf View First Tier Lot Under Contract November 2017 with List Price of $158,500

Now for our one and only sale. When you turn right off of Cape San Blas Road, the first subdivsion you come to on the gulf side of the road is Curve at the Cape, which is where the parties went to closing on this 56′ wide by 187′ deep, quarter-acre, first tier lot listed for $158,500.   It is in an AE flood zone.  The sellers bought it in 2002 for $150,000, and sold it on Thursday for $142,000.

Gulf View Barrier Dunes Townhouse Under Contract Dec. 2017 with LIst Price of $275,000

We’ll begin our review of this week’s six new contracts where we so often do up in Barrier Dunes on the north end of the Cape where buyers had their offer accepted on this 2-bedroom, 2-bath, 1,216 square-foot, gulf view townhouse listed for $275,000. This unit has a straight on view of the gulf across the green in front of it.  It’s in a VE flood zone so insurance will likely be a bit pricey.  The last time this one went to the closing table was in 2002 when it sold for $235,000.

It’s a second tier property so there’s a great gulf view.  The sellers bought it in late 2003 for $312,5000, and have it listed for $289,000.

Our final two new contracts are over on Indian Pass, starting with this 3+ acre tract with 130′ of waterfront and an average depth of 1077 feet. The seller has owned it for quite some time, so there’s no meaningful sales history available. This parcel was originally part of a larger parcel from which he sub-divided a 75′ wide lot that sold in mid-2001 for $375,000. He has the 3 acres under contract with a list price of $610,000.

1903 Indian Pass Home Under Conract Dec 2017 with List Price of $999,000

And finally our last contract is on a unique property out on Indian Pass that I just absolutely love. This circa 1903 Key West style 3 bedroom, 3 1/2-bath, 2,638 square foot historic home was relocated onto a 92′ wide gulf front lot and has been carefully restored. It has heart pine floors throughout, original stained glass windows adjustable transom windows, and 12’6″ ceilings. The custom designed gourmet kitchen features floor to ceiling cabinets, top of the line stainless steel appliances, granite countertops and a ceramic apron farm sink. The home has six fireplaces, including one in the kitchen and the master bathroom. Custom Bahama shutters cover most of the windows. It has over 1,000 square feet of screened porches and a 6′ x 11′ tiled chlorine-free spa pool. The lot is over an acre in size and has been professionally landscaped with native vegetation.  The owners bought it in September 2014 for $640,000; in early 2004 it sold for $1.65M. The sellers have it listed for $999,000 and accepted an offer for it on Wednesday.

I am so glad to see an uptick in activity after a string of fairly slow weeks.  I hope it continues.  Have had several conversations with investors in the past month or so who were all of the opinion that uncertainty over the proposed tax reform bill may have been a contributing factor to the seeming slow down in investment real estate activity we’ve been seeing in our local market.  I guess we’ll soon be able to judge that theory as the House and Senate bills work their way toward the president’s desk over the next couple of weeks.  If you need to move cash assets into real estate before the end of the year there is still time to do so but we need to get started, so call or text me at 850-227-5197 or shoot me an email to sherri@sherridodsworth.com. Cape San Blas Real Estate Week in Review – Nov. 25-Dec.1, 2017

For Sale Sold SignAnother quiet week around here, with only two sales and one new contract. In other activity, we listed two properties and changed six list prices. Our inventory shed five, closing the week at 289, with 85 homes and 204 lots listed for sale in the Cape San Blas, Indian Pass, and the C-30 Corridor market.

Cape San Blas Gulf View Cottage Under Contract November 2017 with List Price of $199,000

The first of our two sales is down behind the Trading Post on Jamaica Drive where the parties went to closing on this cute little gulf view beach cottage listed for $199,000.  It is one of a cluster of similar cottages built in the mid 80’s.  The sellers bought it in 2004 for $155,000, and sold it last Wednesday for $185,000.

Indian Pass Lot Under Contract November 2017 with List Price of $90,000

We’ll travel over to Indian Pass for our second sale which is on Seminole Street in Indian Pass Beach subdivision.  This little neighborhood was platted and recorded in the 50’s and is grandfathered for FEMA flood insurance eligibility. The sellers bought the 75′ by 105′, 0.18-acre lot in early 2002 for $70,000, had it listed for $90,000, and sold it on Friday for $90,000.

Indian Summer First Tier Lot Under Contract December 2017 with List Price of $65,000

Our one and only new contract is on this first tier lot in the secluded neighborhood of Indian Summer over on Indian Pass.
