Cape San Blas Real Estate Week in Review – April 21-27, 2018

For Sale and SoldNo let up in sales activity this week, as we closed yet another five sales, wrote up five new contracts, listed ten properties, and changed prices on five others. Our inventory shed two, closing the week at 279, with 81 homes and 198 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. Let’s take a look at some of the great properties buyers have been snapping up.

Barrier Dunes Gulf Front Townhouse Under Contract March 2018 with List Price of $549,000

We’ll begin our review of this week’s five sales where we so often do on the north end of the Cape in Barrier Dunes where buyers fell in love with this view from the deck of a 3-bedroom, 3 1/2-bath, 1,845 square-foot gulf front townhouse listed for $549,000. The circa-1987 home is located in the sought after X zone. The sellers bought it in late 2010 for $320,000 and have put a lot of work into it since then. On Monday, they sold it for $500,000.

Cape San Blas Gulf Front Home in Jubilation Under Contract March 2018 with List Price of $1,450,000

Down on the south side of the Cape in Jubilation, this absolutely gorgeous gulf front home went under contract last month sporting a $1,450,000 price tag. Built in 2006,  the current owners bought the 5-bedroom, 5-bath, 3,248 luxury home in early 2010 for $950,000, and have completed numerous upgrades since then, such as new roof, plumbing and A/C. On Friday, they handed over the keys to the new owners for $1,380,000, 95% of list price.

Interior Lot on McCosh Mill Road Under Contract March 2018 with List Price of $54,900

On McCosh Mill Road in nearby Piney Woods subdivision, the parties went to closing on this 80′ by 55′, 0.10-acre for which the seller paid $35,000 in the summer of 2012.  The X-zone lot is near the community pool, and within easy walking distance of the beach.  The sellers were asking $54,900, and on Monday settled for $51,500.

Corner Lot in Boardwalk at Cape San Blas Under Contract April 2018 with List Price of $39,900

Just a few blocks further east in Boardwalk, our fourth sale is a lot on the corner of Florida Avenue and Cape San Blas Road. The 100′ by 73′, 0.20-acre lot is in an AE flood zone and sold just 6 months ago in early November 2017 for $35,000. The owners are asking $39,900 for it, and accepted $38,000 cash at closing.

Indian Pass Gulf Front Home Under Contract March 2018 with Lis Price of $975,000

Our fifth and final sale is this 3-bedroom, 2 1/2-bath, 2,450 square foot gulf front home on Chickasaw Lane in Indian Pass listed for $975,000. The sellers bought the 68′ wide lot in 2011 for $190,000, built the home three years later in 2014, and sold it on Friday for $932,500.

Gulf Front Home at Cape San Blas Under Contract April 2018 with List Price of $1,585,000

Now on to our five new contracts, starting off with this spacious 6-bedroom, 6 1/2-bath, 4,973 square-foot gulf front vacation home. It’s located on Haven Road in Seagrass in an X-zone lot on the Cape. The sellers bought the 55′ wide lot in early 2014 for $320,000, built the home in 2016, and have it listed for $1,585,000. According to the MLS, for 2018 YTD it already has $128,498 in gross rentals booked. You have to admit, revenue returns on a red hot beach front property are a lot more fun to talk about at cocktail parties than stocks or bonds no matter how hot those may have been the past year or so.

Our second contract is just a few blocks further south on Cape San Blas Road where this 54′ by 154′, 0.19-acre bay view lot went under contract on Tuesday with a list price of $134,000. It’s located in a small subdivision called Dolphin Beach to Bay, and includes deeded access to both the gulf and bay.  There is a dock on the bay directly across the street from this lot available for the exclusive use of this small neighborhood.

Cape San Blas Gulf Front Condo Under Contract April 2018 with List Price of $360,000

Down on the south side of the Cape is Dunes Club, home to some of the very few condominiums available on the Cape. All of the units in this three-story building are gulf front, and the complex includes a community pool and tennis courts. On Wednesday, sellers accepted an offer on their 3-bedroom, 2-bath, 1,176 square foot unit located on the first of the three floors of the structure. The sellers bought it in 2005 for $465,000, and have it listed for $360,000.

C-30 Home Under Contract April 2018 with List Price of $449,000

We’ll leave the Cape and head east along C-30 to Water’s Edge, the first subdivision you come to on your left side of the road. Water’s Edges has a community pool, tennis courts, and deeded gulf access. On Tuesday, buyers penned an accepted offer on this 3-bedroom, 3 1/2-bath, 3,173 square-foot home listed for $449,000. It’s situated on a quarter acre lot and was built in 2005. The seller has been trying off and on to sell it since initially listing it back in 2005 with an asking price of $1,045,000, touting its travertine tile, marble showers, teak flooring, cherry cabinetry, granite counters, 8′ interior doors

We’ll wrap things up today over on Indian pass on Neptune Street in Indian Pass Beach subdivision where this 3-bedroom, 2-bath, 1,290 square-foot classic beach cottage went under contract last weekend with a list price of $399,900. This entire neighborhood is grandfathered for FEMA flood insurance eligibility, and all lots convey with deeded gulf access.

Cape San Blas Real Estate Week in Review – April 14-20, 2018

For Sale and Sold SignAt long last Spring finally found us and released us from the Winter that would not go away.  By mid-week we were enjoying warm, sunny days in the upper 70’s, and cool, clear nights in the 60’s.  Our real estate market remains warm and sunny as well, with nine sales, two new contracts, eight new listings, and seven price changes, one of which is a price increase. Even with all that activity, our inventory remains unchanged, closing once again at 281, with 81 homes and 200 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor MLS market. Let’s see what caught buyers’ attention.

Cape San Blas Interior Lot Under Contract March 2018 with List Price of $59,900

We’ll start our review of this week’s nine sales on the north end of the Cape on Hemmingway Lane in Sunset Pointe. The parties sat down at the closing table to sign off on the transfer of title on this 71′ x 148′, quarter-acre, corner lot listed for $59,900. The sellers bought the lot in 2010 for $24,000, and sold it on Tuesday for $58,500.

Cape San Blas Bay View Home Under Contract March 2018 with List Price o $429,000

Just a little over a mile south of Sunset Ponte is Cape Breezes, one of the early neighborhoods on the Cape dating back to the early 80’s.  It spans from bay to gulf, and all properties include deeded bay and gulf access; that bay access is located directly across the street from the home . This handsome log-style private first tier bay view home was built in 2014. The “X” zone lot on which it is built measures 180′ by 94′, and is 4-tenths of an acre. The sellers had it listed for $429,000, and handed over the keys at closing on Friday for $360,000.

Cape San Blas Bay View Lot Under Contract March 201 with List Price of $69,000

Another mile or so southward is Paradise Bay, site of our third sale, a 96′ by 200′, 0.44-acre lot listed for $69,000 and owned by one of the original developers of the subdivision. On Monday it sold for $64,000.

Seagrass Lot Under Contract March 2018 with List Price of $145,000

In nearby Seagrass, our fourth sale is a 90′ by 90′, 0.20-acre interior lot listed for $141,500.  All of the lots in this subdivision are in the X zone.  The sellers bought the property in December 2015 as a bank-owned sale for $78,000, and sold it on Friday for $115,000. In early 2005, it sold for $445,000.  What a difference a decade makes.

Jubilation Gulf View Lot Under Contract March 2018 with List Price of $75,000

Our fifth sale takes us down to the south side of the Cape to Jubilation, where buyers took title to this 80′ by 50′, 0.09-acre gulf view lot listed for $75,000, a far cry from the $450,000 it commanded in late 2004.  The sellers bought it in 2015 for $50,000, and sold it on Monday for $65,000.

Cape San Blas Gulf Front Home Under Contract March 2018 with List Price of $869,000

A few blocks away from Jubilation on Louisiana Lane in Surfside Estates, this next sale is a 4-bedroom, 4-bath, 2,557 square foot gulf front home with 50′ of beautiful beach front. The sellers bought the lot alone in late 2014 for $241,000 and built the home the following year. The new owners picked up the keys at closing on Friday for $810,000 cash.

Treasure Bay Bay Front Lot Under Contract March 2018 with List Price of $159,000

For our seventh sale, we’ll head off the Cape turning left on C-30 and head over to Treasure Bay where this 90′ wide bay front lot went under contract in mid-March with a $159,000 list price.  It’s 1,572′ deep, for a total of 3.2 acres, but as you can see in the photo above almost all of the acreage is bay-bottom. The sellers bought it back in 1992 for a modest $25,000, and sold it on Tuesday for $152,000.

Treasure Shores First Tier Home Under Contract March 2018 with List Price of $479,900

We’ll turn around and heading back east on C-30 over to Treasure Shores where buyers found this 3-bedroom, 2 1/2-bath, 1,456 square-foot, first tier home. The sellers bought it in 2015 for $390,000, and sold it last Friday for their full list price of $479,900.  This is a FEMA flood insurance eligible area.

Indian Pass Gulf View Lot Under Contract April 2018 with List Price of $49,900

Our ninth and final sale is on the Indian Pass peninsula in a subdivision called The Reservation. It’s home to this quarter-acre, second tier, gulf view lot listed just two and a half weeks ago for $49,900. The sellers bought it in late 2003 for $200,000, and on Wednesday they sold it for their full list price of $49,900.

Cape San Blas First Tier Lot Under Contract April 2018 with List Price of $119,900

Only two new contracts, the first of which is a 50′ by 230′ first tier lot on Mercury Lane in Surfside Estates on the south side of the Cape.  The sellers have owned it since 1999 when they bought it for $59,000. They put it on the market in January asking $119,900.

Indian Pass First Tier Lot Under Contract April 2018 with List Price of $119,000

The second contract takes us back over to Indian Pass were buyers fell in love with this roughly quarter-acre first tier lot listed for $119,000.   County records seem to indicate they bought it in December 2004 for $365,000.

Cape San Blas Real Estate Week in Review – April 7-13, 2018

For Sale Sold SignMost of Georgia’s spring breakers went back to school this week so we had fewer visitors here shopping for beach properties, but Realtors were still busy as could be.  We closed five sales and wrote up four new contracts, while sellers added ten new listings and changed prices on four others.  Even with all that activity, our inventory hardly moved at all, shedding just one, closing at 281, with 80 homes and 201 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor Market MLS.

Cape San Blas Interior Lot Under Contract March 2018 with List Price of $49,900

We’ll launch into our review of this week’s five sales way up on the north side of the Cape in Sunset Pointe where buyers one month ago had their offer accepted on this third-of-an-acre interior lot. The developer quit-claimed the property to the sellers in 2010. Sunset Pointe is divided into two sections, one fronting the gulf, the other on the bay side.  Each section is gated, there is a community pool, and all properties convey with deeded gulf access.  The lot was listed for $49,900 and closed on Tuesday for exactly that.

Ovation Bay Biew Lot Under Contract April 2018 with List Price of $39,900

About a mile down the road in Ovation our second sale is this irregularly-shaped bay-view lot in an AE flood zone that went under contract just last week with a list price of $39,900. The sellers bought it from the developer in September 2012 for $29,000, and sold it on Thursday for $38,900 cash.

Cape San Blas Gulf View Lot in Hibiscus Beach Under Contract March 2018 with List Price of $559,000

In nearby Hibiscus Beach, this newly listed gulf view lot caught buyers attention and went under contract just five days after it was listed.  The 80′ by 170′, 0.32-acre, “X” zone gulf view lot was listed by the developer for $559,000. There is a small portion of Rish Park between it and the Gulf, so it won’t be built on, but it is not actual gulf front, and the owner can’t build a walkover to the beach from their home when they build.  The new owners took title on Wednesday for $549,500 using conventional financing.

Gulf Pines 1st Tier Home Under Contract March 2018 with List Price of $499,000

For sale number four, we’ll head off the Cape traveling east on C-30 to Gulf Pines to this 2-bedroom, 2-bath, 1,200 square foot, first tier home listed for $499,000. The sellers paid $120,000 for the quarter-acre lot in early 2016 and built the home that same year. On Monday they handed over the keys to the new owners for $475,000.

Gulf Front Lot at Money Bayou Under Contract March 2018 with LIst Price of $299,000

A little further east on C-30 over in Money Bayou our fifth and final sale is this 50′ wide by 486′ deep, half-acre gulf front lot on Sweetwater Shores Drive that went under contract the first week of March with a list price of $299,000.  The sellers bought it in mid-2016 for $260,000, and sold it on Friday for $279,500.

Ovation Gulf Front Lot Under Contract April 2018 with List Price of $419,000

Now on to our four new contracts returning to Ovation where the parties came to an agreement on terms over this 50′ wide, 0.38-acre, gulf front lot listed for $419,000. Interesting history here. In May 2012, Ashwood Development sold it during their liquidation sale for $135,000. That buyer sold it the following year for $243,700 to the current owners.

Bay Front Home on C-30 Under Contract April 2018 with List Price of $539,900

Over on SR-30 near Triple Tails Restaurant in Simmons Bayou, buyers had their offer accepted on this 3-bedroom, 2-bath, 1,920 square-foot, bay front beauty listed for $539,900. It’s nestled on a 2.45-acre parcel with 122′ of waterfront, and was built in 1995.  One of the principals in the LLC selling it bought it in 2004 for $650,000.

Indian Summer First Tier Lot Under Contract April 2018 with List Price of $94,000

Our last two new contracts are over on Indian Pass, starting with this first property in Indian Summer which is located just off the first big turn shortly after you drive onto Indian Pass Road. Buyers had their offer accepted on this 68′ by 170′, quarter-acre, first tier lot listed for $94,000 which the seller bought in late 2014 for $62,500.

Indian Pass 2nd Tier Lot Under Contract April 2018 with List Price of $49,900

Further out on the Indian Pass peninsula, sellers accepted an offer on this newly-platted 2nd tier lot listed for $49,900. The seller bought the parent gulf front tract in February of this year and is in the process of doing a minor replat to produce this new lot.

Cape San Blas Real Estate Week in Review – March 31 – April 6, 2018

For Sale Sold SignIt seems as if all of Georgia relocated to the Cape this week. I have never, ever seen so many people in our area. Never. Some of those folks apparently took time to snag a bit of beach real estate, as we closed five sales and drafted five new contracts. Sellers posted “For Sale” signs on sixteen new listings, and changed prices on six others. Our inventory grew by three, closing the week at 282, with 78 homes and 204 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor market.

Jubilation Lot Under Contract Marc h 2018 with List Price of $53,000

We’ll kick off our review of this week’s five sales on the south side of the Cape in Jubilation with an irregularly shaped 0.16-acre lot listed for $53,000, a far cry from the $300,000 it sold for in late 2004. On Thursday the sellers signed over the title for $50,000.

Cape San Blas Home with Pool Under Contract Feb 2018 with List Price of $399,000

In nearby Surfside Estates, our second sale is a 3-bedroom, 3-bath, 1,368 square foot circa-2004 home in the “X” zone listed for $399,000. It has a nice pool, deeded gulf access, and a bit of a view of the bay. The sellers bought it in mid-2004 for $450,000, and on Friday the new owners picked up the keys at closing for $367,500.

Recently Built Gulf View Home in Two Palms Under Contract Feb. 2018 with List Price of $549,575

Sale number three is in Two Palms, the first subdivision you pass as you come onto the Cape just past Salinas Park on your left hand side. In February, Sellers accepted an offer on their newly built, 4-bedroom, 3-bath, 2,360-square-foot, gulf view home listed for $549,575. This home was being sold by one of the original developers of Two Palms.  On Friday the new owners picked up the keys at closing for $525,000.

Gulf Front House at Gulf Pines Under Contract Feb 2018 with List Price of $899,000

We’ll leave the Cape heading over onto C-30 travelling east to Gulf Pine Drive where buyers fell in love with this 3-bedroom, 2-bath with 2 half baths, 3,510 square foot gulf front home listed for $899,000. It was built in 1983 and is on a 100′ wide lot.  The sellers bought the home in late 1994 for $249,900, and sold it on Wednesday for $835,000.

Gulf Front Home Under Contract March 2018 with Lis Price of $829,900

We’ll travel further east to our fifth and final sale in Treasure Shores to this 4-bedroom, 3-bath, 2,008 square foot gulf front home listed for $829,900. It’s situated on a roughly half acre lot in a VE flood zone with 75′ of water frontage . The sellers bought it in early 2007 for $875,000, and sold it on Monday for $790,000.

Ovation Bay Biew Lot Under Contract April 2018 with List Price of $39,900

Now on to our five new contracts, starting in Ovation where this irregularly-shaped bay-view lot in an AE flood zone went under contact Tuesday with a list price of $39,900. The sellers bought it from the developer in September 2012 for $29,000.

Cape San Blas Gulf Front Home Under Contract April 2018 with List Price of $949,900

This second contract is on a 6-bedroom, 5-bath,2,880 square-foot, gulf front house on Cabo San Lucas listed for $949,900. It’s situated on a lot with 38′ of waterfront, and was built in 2006. It was part of a three-home compound that became a popular wedding rental destination.  The sellers bought it in late 2009 for $560,000.

Corner Lot in Boardwalk at Cape San Blas Under Contract April 2018 with List Price of $39,900

Back down on the south side of the Cape in Boardwalk, our third contract is on a lot on the corner of Florida Avenue and Cape San Blas Road. The 100′ by 73′, 0.20-acre lot is in an AE flood zone and sold just 6 months ago in early November 2017 for $35,000. The owners are asking $39,900 for it.

For our last two contracts we’ll travel over to Indian Pass stopping first on Canoe Lane, where on Monday sellers accepted an offer on their 3-bedroom, 2 1/2-bath, 1,949 square-foot, first tier home with gulf views they have listed for $499,000.  It’s in an AE flThe sellers bought the lot in 1999 for $50,000 and built the house in 2000.
