Cape San Blas Real Estate Week in Review – May 19-25, 2018

For Sale and Sold SignWe enter the Memorial Day weekend keeping an eye on newly-formed Tropical Storm Alberto currently sipping cocktails off the coast of Yucatan but apparently with travel plans up our way by Sunday or Monday. At this point, looks as if he’ll be dropping a lot of rain but not a lot of punch, so let’s hope he keeps it that way. It has been a gorgeous week leading up to this long weekend, and buyers have been out in force, closing six sales and writing up seven new contracts. Sellers added a staggering sixteen new listings and changed prices on eight others.  With all those new listings it is no wonder our overall inventory shot up by 13, ending the week at 301, with 89 houses and 212 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor Market.

Ovation Bay View Home Under ContractMay 2018 with List Price of $819,900

We’ll start our review of this week’s six sales on the north end of the Cape in Ovation, where just three weeks ago sellers accepted an offer on their recently built 4-bedroom, 3 1/2-bath, 2,126 square-foot bay-view home listed for $819,900. It’s built on an X-zone lot and is a lot like owning a bay front home with that vast expanse of commons green in front of it guaranteeing to preserve that gorgeous view. BONUS: Somebody else mows all that green grass in front of them!  Sweet.  The lucky new owners picked up the keys at closing on Friday for $800,000.

Cape San Blas Gulf Front Conract Under Contract May 2018 with List Price of $579,000

Our second sale is about a mile south of Ovation in a recently platted small subdivision, The Preserve at the Cape, where buyers took title to this 50′ wide, half-acre, gulf font lot on Wednesday for $525,000, or $10,500 per water front foot, a new recent benchmark for the Cape. It was listed for $579,000. According to the MLS notes, this price included a DEP permit.

Cape San Blas Gulf Front Condo Under Contract May 2018 with List Price of $439,900

Down on the south side of the Cape in the Club at Cape San Blas we have one of a small handful of condos in our area, this one a tasteful and attractive complex on the gulf.  This particular unit features gorgeous knotty pine floors in the main living area, oak cabinets, granite countertops, stainless steel appliances, a private balcony off of the master bedroom and plenty of closets. This truly lovely 3-bedroom, 2-bath, 1,404 square foot, second floor end unit went under contract a mere two weeks ago less than a month after it was listed with a list price of $439,900.  On Friday the new owners picked up the keys at closing for $430,000.

Cape San Blas First Tier Lot Under Contract April 2018 with List Price of $119,900

A few blocks away on Mercury Lane in Surfside Estates is a 50′ by 230′ first tier lot listed since January for $119,900.  The sellers  bought it in 1999 for $59,000, and sold it this week for $90,000.

C-30 Bay View Lot Under Contract March 2018 with List Price of $49,000

Our fifth sale is a 75′ by 215′, 0.37-acre bay view lot out along C-30. The sellers bought it in early 2002 for $42,000, had it listed for $49,000, and sold it on Tuesday for $45,000.

Lagoon Front Mixed Use Lot on CR-30 Under Contract May 2018 with List Price of $69,000

For our sixth and final sale we’ll travel east on C-30 out past the Raw Bar to this roughly 0.8 acre lagoon front lot, zoned mixed use, under contract for just two weeks with an asking price of $69,000. The savvy seller bought it way back in 1987 for a mere $5,000, and sold it on Wednesday for $63,000. Yo, MIllenials: long-term real estate investments can yield big dividends. Buy and hold to fund your fun years down the road. Just sayin’ . . .

Barrier Dunes End Unit Under Contract May 2018 with List Price of $265,000

Now on to our seven new contracts starting off on the north end of the Cape in Barrier Dunes where there was one heck of a lot of activity, with three buyers penning contracts, starting off with this 2-bedroom, 2-1/2-bath, 1,216 square foot townhouse on Barrier Dunes Drive listed for $265,000. This is an end unit which last sold it the summer of 2006 for $300,000. Interestingly, the listing agent is also the person who sold it to the current owner back then.

Cape San Blas Townhome Under Contract May 2018 with List Price of $272,500

The second Barrier Dunes contract was on a 3-bedroom, 3-1/2-bath, 1,888 square foot unit on Parkside listed for $272,500.  The sellers bought it in late 2003 for $235,000, and they have done a number of improvements since then, replacing the roof in 2012, painting the exterior in 2016, replacing the refrigerator in 2014 and the range and dishwasher in 2015.

Cape San Blas Interior Twonhouse Under Contract May 2018 with List Price of $229,000

The third new contract in Barrier Dunes is on this 2-bedroom, 2-1/2-bath, 1,377 square foot unit on Parkview listed for $229,000. The sellers bought it in mid-2012 for $120,000.

Newly Built Gulf Front Home at Capae San Blas Under Contract May 2018 with List Price of $1.449M

There was gulf front action, too, with buyers penning a contract on this newly built 4-bedroom, 4-1/2-bath, 3,515 square foot gulf front home on Summerhouse Lane in Sea Dunes subdivision.

Cape San Blas Gulf View Home Under Contract May 2018 with List Price of $465,000

Between San Dunes and The Tradin’ Post is Sea Dunes Lane where this recently renovated 2-bedroom, 2-bath, 1,248 square foot gulf view cottage went under contract last Saturday with a list price of $465,000. The sellers bought this place in the summer of 2014 for $255,000 and have done an amazing transformation since them.  For all you HGTV fans of Fixer Upper, here are sample before and after pictures:

Piney Woods 2nd Tier Lot Under Contract May 2018 with List Price of $69,900

Back down to the south side of the Cape again for our sixth new contract which is on a 72′ by 55′, .09 AC second tier lot on McCosh Mill Road in Piney Woods listed for $69,900. The sales history on this one was a bit unclear looking at county records.

Money Bayou 2nd Tier Lot Under Contract May 2018 with List Price of $79,900

We’ll wrap things up today over in Money Bayou where sellers accepted an offer on their 35′ by 120′, .07-acre second tier lot listed for $79,900. The property appraiser’s site cited no significant sales data for this property.

Cape San Blas Real Estate Week in Review – May 12-18, 2018

For Sale and SoldOur long overdue April showers finally arrived this week drenching us for a while each day with some very much needed rain, though for our visitors’ sakes I hate to see it delivered during the day.  Even so, all that soggy stuff didn’t dampen our market, as we closed three sales and wrote up five new contracts. Sellers signed thirteen new listing agreements, and changed prices on four others. Our inventory remained unchanged at 288, with 87 houses and 201 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor MLS market.

Ovation Gulf Front Lot Under Contract April 2018 with List Price of $419,000

We’ll start our review of this week’s three sales on the Cape up in Ovation where the parties went to the closing table on this 50′ wide, 0.38-acre, gulf front lot listed for $419,000. Interesting history here. In May 2012, Ashwood Development sold it during their liquidation sale for $135,000. That buyer sold it the following year for $243,700 to the current owners, and they in turn signed it over to the new owner on Tuesday for $400,000 with the buyers using conventional financing..

Our second sale is just a few blocks further south on Cape San Blas Road where this 54′ by 154′, 0.19-acre bay view lot went under contract last month with a list price of $134,000. It’s located in a small subdivision called Dolphin Beach to Bay, and includes deeded access to both the gulf and bay.  There is a dock on the bay directly across the street from this lot available for the exclusive use of this small neighborhood.  On Tuesday the parties closed for $114,500 cash.

Bay Front Home on C-30 Under Contract April 2018 with List Price of $539,900

Over on SR-30 near Triple Tails Restaurant in Simmons Bayou, our third sale is this 3-bedroom, 2-bath, 1,920 square-foot, bay front beauty listed for $539,900. It’s nestled on a 2.45-acre parcel with 122′ of waterfront, and was built in 1995.  One of the principals in the LLC selling it bought it in 2004 for $650,000.  This week the new owners picked up the keys at closing for $530,000 using conventional financing.

Cape San Blas Gulf Front Home Under Contract May 2018 with List Price of $1.19M

We’re back on the north end of the Cape this time for the first of our five new contracts, starting off with this 4-bedroom, 3-1/2-bath, 2,700 square foot gulf front home listed as a short sale for $1,190,00. It has 116′ of gulf front in a VE flood zone. The sellers bought it in mid-2000 for $642,000.

Cape San Blas Gulf Front Lot Under Contract May 2018 with List Price of $545,000

Next up, a 53′ by 550′, 0.77 acre gulf front lot near Coneheads listed for $545,000, a price which includes DEP permitting and building plans.  This is in the recently platted micro subdivision of Findlay Shores, so no prior sales history on this one.

Cape San Blas First Tier Lot Under Contract May 2018 with List Price of $197,000

Just south of Rish Park on the Cape is Paradise Gulf, the site of our third new contract, which is on this 83′ by 190′, .36-acre first tier lot listed for $197,000. The X zone lot last sold in March 2015 for $156,000.

Cape San Blas Gulf Front Lot Under Contract May 2018 with List Price of $349,000

We’ll head on down to the south side of the Cape to Sand Dollar Drive in San Blas Plantation, the subdivision in which my office is located. Buyers had their offer accepted on this 75′ by 685′, 1-acre gulf front lot listed for $349,000. San Blas Plantation has a wooden boardwalk to the beach in place and offers bay access across the street. The sellers bought the lot in early 2002 for $475,000.

Cape San Blas Gulf View Home Under Contract May 2018 with List Price of $500,000

Our fifth and final new contract is on McCosh Mill Road in Piney Woods subdivision where this handsome 3-bedroom, 3-bath, 2,001 square foot gulf view home listed for $500,000 went under contract on Tuesday. The sellers bought the X zone lot in 2016 for $65,000. and built the home the following year. Piney Woods owners enjoy deeded gulf access via a wooden walk-over to the beach and an attractive community pool.

Cape San Blas Real Estate Week in Review – May 5-11, 2018

For Sale Sold Sign It’s been a fun week around the Forgotten Coast with the annual influx of Plein Air artists out and about capturing our beautiful area on their canvases. Buyers captured some real estate for their portfolios as well, closing seven sales, and writing up six new contracts. Sellers added a whopping fifteen new listings and changed prices on ten others.  With all that activity, our inventory jumped up by seven, closing the week at 288, with 87 homes and 201 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor market. We have a lot of territory to cover so let’s get started.

Cape San Blas Gulf View Lot Under Contract March 2018 with List Price of $99,000

To kick off our review of this week’s seven sales, we’ll head up to the north end of the Cape, stopping on Bent Tree Road in Bluffs at Secluded Dunes. At the end of March, sellers accepted an offer on their irregularly shaped, 0.44-acre, 4th tier gulf view lot listed for $99,000 they purchased in early 2004 for $204,900. On Tuesday the new owners took title for $91,500 using conventional financing.

Christo Beach 2nd Tier Lot Under Contract March 2018 with List Price of $139,000

About two miles down the beach, our second sale is a second-tier lot in a newly platted subdivision called Christo Beach, located on the north side of Avalon. Buyers penned an offer in March on a quarter-acre, gulf view “X” zone lot listed for $139,000, and sealed the deal on Wednesday for $137,500.

Cape San Blas Gulf View Lot Sold May 2018 for $130,000

A block north of The Tradin’ Post and everybody’s favorite, Weber’s Little Donut Shop, this next sale is a 154′ by 102′, third of an acre, second tier gulf view lot listed for $150,000. The sellers bought it in early 1995 for $30,900, and sold it on Tuesday for $130,000.  Nice.

Cape San Blas Duplex Under Contract March 2018 with List Price of #534,000

Our fourth sale is this handsome commercial vacation rental on Cancun Drive listed for $534,000. It has a combined total of 2,208 square feet, 7 bedrooms and 5 baths, with 4 bedrooms on one side, three on the other, each side with their own entrance, and was completed in February of 2017. It’s located on a third of an acre “X” zone lot the sellers purchased in late 2014 for $64,200. The happy new owners picked up the keys for $506,900.

Indian Summer First Tier Lot Under Contract April 2018 with List Price of $94,000

Our last three sales are over on Indian Pass, starting with this first property in Indian Summer located just off the first big turn shortly after you drive onto Indian Pass Road. Less than three weeks ago, buyers had their offer accepted on this 68′ by 170′, quarter-acre, first tier lot listed for $94,000 the seller bought in late 2014 for $62,500. On Thursday they went to closing with $91,500 cash.

Indian Pass First Tier Lot Under Contract April 2018 with List Price of $119,000

Sale number six is a roughly quarter-acre first tier lot just past the big curve on Indian Pass Road listed for $119,000.   County records seem to indicate they bought it in December 2004 for $365,000; on Tuesday they sold it for $100,000.

Our seventh and final sale is over at the point of the Indian Pass Peninsula where in late March sellers accepted an offer on their 4-bedroom, 4 1/2-bath, 2,839 square foot gulf front home overlooking St. Vincent Island.  They bought the lot with 45′ of waterfront in late 2012 for $100,000, and built the house three years later.  Back in late 2004 the lot alone sold for $670,000. On Monday the home sold well above list price for $925,000, with the Buyers receiving a $26,000 credit at closing to cover part of their closing expenses.

Barrier Dunes Townhouse Under Contract May 2018 with List Price of $239,900

Now on to our six new contracts, returning to the north end of the Cape stopping in at Barrier Dunes where buyers had their offer accepted on this 2-bedroom, 2-bath, 1,377 square foot circa-2005 townhome listed for $239,900. The sellers picked it up in early 2015 for $184,000 and have done a lot of upgrades since then such as new roof, new a/c’s, and fresh paint.

CSB 1st Tier Lot Under Contract May 2018 with List Price of $249,000

More action at Christo Beach with buyers having their offer accepted on a quarter acre total first tier lot, but since it is a flag lot, meaning that total acreage includes a long narrow access strip, so the remaining actual building area measures 49′ by 168′, or roughly 0.19 acre.  The sellers have it under contract with a list price of $249,000.

Cape San Blas Gulf Front Lot Under Contract May 2018 with List Price of $649,000

Next up is a premiere Gulf Front X Flood Zone lot in Sunset Beach Estates, home to the widest gulf front lots in any subdivision on the North Cape currently available for sale. 63′ gulf front footage gives you almost a 20% wider footprint than other gulf front subdivision lots, affording you greater flexibility in your custom house plans with plenty of room for a pool. The southernmost lot went under contract on Tuesday with a list price of $649,000. Selection is limited, so let me know soon if you’d like to claim a similar setting in this coastal paradise to call your own.

It’s zoned mixed use, residential and/or commercial, and includes deeded gulf and bay access. Water and sewer taps have been paid and are in place. Interestingly, the seller just bought it back in January of this year for $65,000.

Lagoon Front Mixed Use Lot on CR-30 Under Contract May 2018 with List Price of $69,000

Cape San Blas Real Estate Week in Review – April 29-May 4, 2018

For Sale Sold SignWe’ve had a full week of gorgeous sunny weather without a drop of rain and it seems a lot of folks turned their focus from real estate to fun in the sun, with just a bit of a lull, closing just three sales, while adding five new contracts. Sellers added twelve properties to the mix, and changed prices on eleven others.  We added two to the inventory, ending the week at 281, with 82 homes and 199 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.  Let’s take a look at what’s moving.

Bay View Lot on Spinnaker Sold for $65,000 May 2018

The first of our three sales is on Spinnaker Way, the road just before you get to Coneheads restarant on the north end of the Cape.  This is a for sale by owner transaction where a Realtor brought the buyer. The seller was asking for and got $65,000 for this irregularly-shaped 0.82-acre inland lot which is accessed by an easement.

Cape San Blas Gulf Front Home Under Contract April 2018 with List Price of $949,900

Our second sale is a 6-bedroom, 5-bath, 2,880 square-foot, gulf front house on Cabo San Lucas listed for $949,900. It’s situated on a lot with 38′ of waterfront, built in 2006. It was part of a three-home compound that became a popular wedding rental destination.  The sellers bought it in late 2009 for $560,000, and sold it on Friday for $892,000.

Indian Pass First Tier Home Under Contract April 2018 with List Price of $499,000

For our third sale, we’ll travel over to Indian Pass to Canoe Lane, where the parties closed on this 3-bedroom, 2 1/2-bath, 1,949 square-foot, first tier home with gulf views listed for $499,000.  It’s in an AE flood plane. The sellers bought the lot in 1999 for $50,000, built the house in 2000, and sold it on Wednesday for $470,500.

Just a few blocks further south down the beach at Cape Shoals, this end-unit, 2-bedroom, 2-1/2-bath, 1,120 square-foot gulf front townhome built in 1986 went under contract Wednesday with a list price of $379,000. The sellers bought it in 20004 for $299,000.

Bay Front Home Under Contract May 2018 with List Price of $599,900

For our fourth contract we’ll leave the Cape and travel north a short while on C-30 to Treasure Bay where this 3-bedroom, 2 1/2-bath, 1,917 square foot bay front home went under contract with a list price of $599,900.  The sellers bought it unfurnished in 2011 for just $280,000 and have made a lot of improvements in the interim. This neighborhood is a FEMA flood insurance eligible area.

Lagoon View Lot Under Contract May 2018 with List Price of $109,900

We’ll wrap things up today over on C-30 just 2 miles east of the World Famous Indian Pass Raw Bar to this 261′ by 500′, 2.98-acre, lagoon view lot on the north side of the road listed for $109,900. The seller picked it up at the end of 2016 for $45,000.
