Cape San Blas Real Estate Week in Review – June 23-29, 2018

For Sale Sold SignOur market took a bit of a breather this week with only two sales closing and three new contracts.  Sellers added three new listings to the mix, and changed prices on three others. Our inventory crept up by three, closing the week at 296, with 86 houses on 210 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor MLS market.

Cape San Blas Lot Near State Park Under Contract June 2018 with List Price of $99,000

Across from Coneheads restaurant is the turn off from Cape San Blas Road onto Seacliffs Drive. The first of our two sales is located about mid-way between that intersection and the entrance to Barrier Dunes.  Two weeks ago, sellers accepted an offer on their roughly half-acre lot on the corner of Seacliffs Drive and Bluewater Drive. They bought it in late 2008 for $80,000, had it listed for $99,000, and sold it on Thursday for $90,000, with the buyer paying cash.

Gulf Pines Gulf Front Home Under Contract June 2018 with List Price of $695,000

For our second sale we’ll head over to Gulf Pines to this 3-bedroom, 2-bath, 1,560 square foot home on a 75′ wide gulf front lot listed for $695,000. The owners bought the lot way back in 1995 for $97,500 and built the home the following year. On Monday they handed over the keys to the new owners for $625,000 cash.

Cape San Blas Gulf Front Condo Under Contract June 2018 with List Price of $399,900

We’re back at the north end of the Cape for the first of our three new contracts, the first of which is on this 3-bedroom, 2-1/2-bath, 1,647 square foot gulf front condo. It was listed at the beginning of March for $429,900, but the sellers decided to lower that price May 31 to $399,900, and now they have a contract. It is located in Seacliffs and was built in the early ’80’s.  The sellers bought it in 2001 for $289,900.

Gulf Front Lot Near Cape San Blas Under Contract June 2018 with List Price of $359,900

We’re back out on C-30 for our second contract which is on this 50′ wide by 370′ deep gulf front lot in Water’s Edge, the second subdivision  you come to after turning right off of Cape San Blas Road and heading east.  The majority of this neighborhood is on the north side of C-30, but the subdivision does have this and one other gulf front lot. The seller bought this lot in the summer of 2003 for $500,000.

Gulf Front Home Under Contract June 2018 with List Price of $1.385 M

Our last stop for the day is over on Canoe Lane, just past Treasure Shores, where sellers accepted an offer on their 4-bedroom, 4 and 2 half bath, 4,855 square foot gulf front home listed for $1,385,000. They bought the 85′ wide lot in mid-2010 for $280,000 and had Windolf Construction build the home four years later. The MLS notes describe the many features this lovely home has to offer:

Immaculate custom-built Gulf front home with views from every angle! The details must be seen to be appreciated! The Master Suite is on the top floor with a large bathroom, walk in closets, and a two-way fireplace from the bedroom to the office and separate sitting area to watch the sun set. Cape San Blas Real Estate Week in Review – June 16-22, 2018

For Sale Sold SignOur real estate market continues to sparkle as brightly as our beautiful sun-kissed beaches, with four sales and four new contracts.  Sellers added eight new listings and changed prices on seven others. Our inventory crept up by two, closing the week at 293, with 86 houses and 207 lots listed for sale in the Cape San Blas, Indian Pass, and C-30 Corridor market.  Let’s see what’s moving.

Cape San Blas First Tier Lot Under Contract May 2018 with List Price of $197,000

We’ll start our review of this week’s four sales just south of Rish Park in Paradise Gulf where this 83′ by 190′, .36-acre first tier lot listed for $197,000 went under contract in mid-May. The sellers purchased the X-zone lot in March 2015 for $156,000, and sold it last week for $188,000.

Cape San Blas Gulf Front Lot Under Contract May 2018 with List Price of $649,000

Next up is a premiere Gulf Front X Flood Zone lot in Sunset Beach Estates, home to the widest gulf front lots in any subdivision on the North Cape currently available for sale. 63′ gulf front footage gives you a 26% wider footprint than other gulf front subdivision lots, affording you greater flexibility in your custom house plans with plenty of room for a pool. The southernmost lot went under contract the first week of May with a list price of $649,000, and closed on Friday for $630,000 with the buyer paying cash.  There are only four others left, so let me know soon if you’d like to claim a similar setting in this coastal paradise to call your own.

Cape San Blas Gulf View Home Under Contract May 2018 with List Price of $500,000

Lots of action on McCosh Mill Road in Piney Woods subdivision where we had two closings this week, starting off with this handsome 3-bedroom, 3-bath, 2,001 square foot gulf view home listed for $500,000. The sellers bought the X-zone lot in 2016 for $65,000 and built the home the following year. They handed over the keys to the new owners last Friday for $462,000. Piney Woods owners enjoy an attractive community pool and deeded gulf access via a wooden walk-over to the beach.

Piney Woods 2nd Tier Lot Under Contract May 2018 with List Price of $69,900

Our fourth and final sale is a 72′ by 55′, .09 AC lot just across from the previous home listed for $69,900. The sales history on this one is a bit unclear looking at county records. On Friday it sold for $59,000. If you like the looks of this little neighborhood, I have a first tier lot listed for $129,000.

Cape San Blas Bay View Lot Under Contract June 2018

Now on to our four new contracts returning to the north end of the Cape, this time all the way up to Sunset Pointe by the State Park where this 80′ by 150′, quarter-acre lot went under contract on Friday with a list price of $59,900. The seller bought it at the end of 2012 for $30,000. Prior to that it had sold in early 2004 for $230,000.

We’re back down on the south side of the Cape for our second contract, heading to Mariner Lane in Southbeach, a gated gulf front subdivision which provides both gulf and bay access to its owners.  Buyers penned an offer on a 100′ by 120′, 0.28-acre, X-zone lot listed for $84,900, for which the sellers paid $67,000 all the way back in 2001.Vill del Sol Subdivision Under Contract August 2017 with List Price of $4,399,900

Seems we’ve moved a fair number of large tracts on the Cape in the past year, and our third new contract continues that trend.  Villa del Sol, a 21-acre subdivision on the south side of the Cape, is a remnant of the real estate boom of the early 2000’s.  The developers back then installed brick paver roads, all of the infrastructure such as water, sewer, underground electric and cable, and even pre-paid for sewer taps for all of the 48 lots.  The market crashed, and they lost it. The current owners purchased the common areas and the 43 un-sold lots in early 2013 for $1,837,500 as a distressed sale.  They put it back on the market in January last year with a list price of $4,399,900, and recently reduced that to $3.6M.  That listing expired three weeks ago, but was reactivated in the MLS on Thursday with the status immediately changing to contingent.Treasure Shores Gulf Front Home Under Contract June 2018 with List Price of $839,000

We’ll leave the Cape for the first time today for our fourth and final contract which is on this attractive 5-bedroom, 3-bath, 2,128 square foot gulf front home in Treasure Shores listed for $839,000. It is situated on a 75′ wide, 0.63-acre lot and is eligible for FEMA flood insurance.  The sellers purchased the home in early 2008 for $860,000.

Cape San Blas Real Estate Week in Review – June 9-15, 2018

For Sale Sold SignOur healthy market pace continues this week as we closed six sales and added seven new contracts.  Sellers added eight new listings, one of which is already under contract, and changed prices on two others. Even with all those new listings, our inventory managed to shed seven, closing the week at 291, with 82 homes and 209 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. Let’s see what’s moving.

Secluded Dunes Gulf Front Home Under Contract June 2018 with List Price of $1.49M

The first of our six sales is located on the northernmost platted private property on the Cape. It’s a 5-bedroom, 5 1/2-bath, 3,023 square foot home on Secluded Dunes Road built in 2005 on a 114′ wide gulf front lot.  If it looks familiar it may be because we saw it here just last week when it went under contract. It was listed for $1.49M and sold Friday for full list price with the buyer paying cash.

Barrier Dunes End Unit Under Contract May 2018 with List Price of $265,000

Our next two sales are in nearby Barrier Dunes starting off first with this 2-bedroom, 2-1/2-bath, 1,216 square foot townhouse on Barrier Dunes Drive which has been under contract since May 24 with a list price of $265,000. This end unit last sold in the summer of 2006 for $300,000. Interestingly, the listing agent is also the person who sold it to the current owner back then. On Monday the new owners picked up the keys at closing for $230,000.

Barrier Dunes Townhouse Under Contract May 2018 with List Price of $239,900

Next up is this 2-bedroom, 2-bath, 1,377 square foot circa-2005 townhome on Parkview Court listed for $239,900. The sellers bought it in early 2015 for $184,000 and have done a lot of upgrades since then such as new roof, new a/c’s, and fresh paint.  On Friday all that hard work paid off when they picked up a check at closing for $223,000.

Cape San Blas Gulf Front Lot Under Contract May 2018 with List Price of $545,000

Next up, a 53′ by 550′, 0.77 acre gulf front lot near Coneheads listed for $545,000, a price which includes DEP permitting and building plans. The developer got $525,000 for this sale. This is in the recently-platted micro subdivision of Findlay Shores, so no prior sales history on this one.

Cape San Blas Gulf Front Lot Under Contract May 2018 with List Price of $349,000

We’ll head on down to the south side of the Cape to Sand Dollar Drive in San Blas Plantation, the subdivision in which my office is located. The parties closed on this 75′ by 685′, 1-acre gulf front lot listed for $349,000, with a final settlement price of $336,500. The sellers bought the lot in early 2002 for $475,000.  San Blas Plantation has a boardwalk to the beach in place and offers similar bay access across the street.

Cape San Blas Gulf Front Condo Under Contract April 2018 with List Price of $360,000

A few blocks further east is Dunes Club, home to some of the very few condominiums available on the Cape. All of the units in this three-story building are gulf front, and the complex includes a community pool and tennis courts. In late April, sellers accepted an offer on their 3-bedroom, 2-bath, 1,176 square foot unit located on the first of the three floors of the structure. They bought it in 2005 for $465,000, had it listed for $360,000, and on Monday accepted $340,000 with the buyers using conventional financing.

Barrier Dunes Townhouse Under Contract June 2018 with List of $250,000

We’ll return to Barrier Dunes for our review of this week’s crop of seven new contracts starting off with this 2-bedroom, 2-1/2-bath, 1,377 square foot townhouse on Parkside Circle listed for $250,000. The sellers are the original owners having bought it in 2003 from the developer for $188,600.

Bay View Home in Ovation Under Contract June 2018 with List Price of $569,000

Our third contract is in the gated community of Ovation which spans from gulf to bay and features lovely amenities such as two pools, a bay-front beach, community center, fitness facilities and tennis courts. This bay view home was snapped up almost immediately when it debuted in the MLS this week. It’s a 4-bedroom, 3-1/2-bath, 2,143 square-foot bay view home listed for $569,000 on an X-zone lot, and is being sold fully furnished. The sellers bought it just three years ago for $459,000.

Cape San Blas Gulf View Lot Under Contract June 2018 with List Price of $119,000

Two miles further south is the recently-platted Christo Beach, home to our fourth new contract,  a 68′ by 136′, 0.21-acre lot fronting Cape San Blas Rd. listed for $119,000.

Cape San Blas Gulf Front Cottage Under Contract June 1028 with List Price of $749,000

Next up, we’re stopping just a bit south of Scallop Cove, where buyers had their offer accepted on this 2-bedroom, 2-bath, 900 square foot gulf front cottage listed for $749,000.  It was built in 1985 but when the sellers bought it in late 2013 for $370,000, they totally renovated the place transforming and updating it into a welcoming and attractive coastal retreat. Those renovations include a brand new kitchen with a transformed layout, all new cabinets and appliances.  It is listed for $749,000.

Gulf Pines Gulf Front Home Under Contract June 2018 with List Price of $695,000

We’ll leave the Cape for the first time today heading over to Gulf Pines to this 3-bedroom, 2-bath, 1,560 square foot home on a 75′ wide gulf front lot listed for $695,000. The owners bought the lot way back in 1995 for $97,500 and built the home the following year.

Indian Pass First Tier Lot Under Contract June 2018 with List Price of $119,900

Our seventh and final contract is on a 95′ wide , 0.66-acre, X zone 1st tier lot listed for $119,900. It includes deeded beach access.  The parent lot from which it was platted was purchased in February of this year for $520,000.

Cape San Blas Real Estate Week in Review – June 2-8, 2018

For Sale and SoldThe monsoons that were Memorial Day weekend abated and abundant sunshine returned to the norm. Happy visitors fell in love again closing six sales and writing seven new contracts. Sellers added ten new listings, and changed prices on eight others.  Our inventory rose by three, closing at 298, with 88 homes and 210 homes listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor Market.

Cape San Blas Gulf Front Lot Under Contract May 2018 with List Price of $545,000

The first of our six sales is a 53′ by 550′, 0.77 acre gulf front lot near Coneheads listed for $545,000, a price which includes DEP permitting and building plans.  This is in the recently platted micro subdivision of Findlay Shores, so no prior sales history on this one.  The new owners took title on Friday for $525,000.

CSB 1st Tier Lot Under Contract May 2018 with List Price of $249,000

We’ll travel next about two miles south to Christo Beach, a recently platted new subdivision south of Rish Park, to this quarter-acre total first tier lot flag lot, meaning that total acreage includes a long narrow access strip, so the remaining actual building area measures 49′ by 168′, or roughly 0.19 acre.  The sellers had it under contract with a list price of $249,000 and settled on Thursday for $232,800 cash.

Cape Shoals Townhouse Under Contract May 2018 with List Price of $379,000

In nearby Cape Shoals, this end-unit, 2-bedroom, 2-1/2-bath, 1,120 square-foot gulf front townhome built in 1986 went under contract at the end of April with a list price of $379,000. The sellers bought it in 2004 for $299,000 and sold it on Monday for $358,000.

Gulf Front Home at Cape San Blas Under Contract April 2018 with List Price of $1,585,000

Our fourth sale is about half a mile south of Cape Shoals in Seagrass on Haven Road.  It is a spacious 6-bedroom, 6 1/2-bath, 4,973 square-foot gulf front vacation home on an X-zone lot. The sellers bought the 55′ wide lot in early 2014 for $320,000, built the home in 2016, and listed it in January for $1,699,000. In March they lowered it to $1,585,000. According to the MLS, in 2017 it generated $179,300 in gross rental income, and for 2018 YTD it already has $128,498 in gross rentals booked. You have to admit, revenue returns on a red hot beach front property are a lot more fun to talk about at cocktail parties than stocks or bonds no matter how hot those may have been the past year or so.  On Tuesday, the new owners took title for $1.475M cash.

Cape San Blas Mixed Use Lot Under Contract May 2018 with List Price of $69,000

On the south side of the Cape just a bit east of the Salt Works Cabins is a 136′ by 170′, half-acre lot on the bay side of the road listed for $69,900. It’s zoned mixed use, residential and/or commercial, and includes deeded gulf and bay access. Water and sewer taps have been paid and are in place. Interestingly, the seller just bought it back in January of this year for $65,000. On Friday the owners of the adjacent bay front property took title for full list price of $69,900.

Bay Front Home Under Contract May 2018 with List Price of $599,900

For our sixth sale,  we’ll leave the Cape and travel north a short while on C-30 to Treasure Bay where this 3-bedroom, 2 1/2-bath, 1,917 square foot bay front home went under contract in early May with a list price of $599,900.  The sellers bought it unfurnished in 2011 for just $280,000 and made a lot of improvements in the interim. This neighborhood is a FEMA flood insurance eligible area.  The new owners picked up the keys at closing on Thursday for $585,000.

Secluded Dunes Gulf Front Home Under Contract June 2018 with List Price of $1.49M

Now on to our seven new contracts, the first of which is located on the northernmost platted private property on the Cape. It’s a 5-bedroom, 5 1/2-bath, 3,023 square foot home on Secluded Dunes Road listed for $1.49M. It was built in 2005 on a 114′ wide gulf front lot.

In nearby Barrier Dunes, sellers accepted an offer on their 1-bedroom, 1 1/2-bath, 1,197 square foot townhouse. This end unit is one of only two 1-bedroom homes in this complex. The sellers bought it in October 2009 for $200,000 and have it listed for $187,000.

Cape San Blas Gulf Front Lot Under Contract June 2018 with List Price of $549,000

Monarch Beach is a relatively new subdivision just south of Cape Palms Park. It’s a small neighborhood comprised of just eleven lots.  On Thursday, buyers penned an offer on one of its four 51′ wide, half-acre gulf front lots listed for $549,000, or $10,764 per waterfront foot.

Cape San Blas Gulf Front Lot Under Contract June 2018 with LIst Price of $325,000

Our next two new contracts are down on the south side of the Cape in San Blas Plantation, the neighborhood in which my office is located. First up is this 70′ wide, 1.1-acre gulf front lot on Sand Dollar Way listed for $325,000, less than half the waterfront foot price we just saw on the north end of the Cape. The sellers bought the property in 2003 for $425,000.

Cape San Blas Lot Under Contract June 2018 with List Price of $65,000

When entering San Blas Plantation, the first side street you come to is Plover Drive, and it’s home to this 181′ by 141′, third-of-an-acre X zone lot listed for $65,000. It’s a fourth tier property which should still afford gulf views from a home built on pilings.  All of the lots in this neighborhood enjoy deeded gulf access via a community walkover to the beach and bay access as well.

Money Bayou Gulf Front Home Under Contract June 2018 with List Price of $949,000

For our final two new contracts we’ll leave the Cape again this time heading east along C-30 over to Money Bayou stopping first on Sweetwater Shores Drive where buyers had their offer accepted on this 4-bedroom, 3-bath, 2,200 square foot home listed for $949,000. Construction on this home was completed just this year. It sits on a 50′ wide gulf front lot and features two master bedrooms overlooking the gulf.

Money Bayou First Tier Spec Home Under Contract June 2018 with List Price of $679,000

Our seventh and final new contract is on nearby Griffin Avenue. It’s a 4-bedroom, 3-bath, 2,20 square foot first tier home also completed just this year.  The sellers bought the lot in 2004 for $399,000, and have the house listed for $679,000. This is a FEMA eligible area and there is no HOA in this neighborhood.

Cape San Blas Real Estate Week in Review – May 26-June 1, 2018

For Sale Sold SignWe had a wet and soggy, windy Memorial Day Weekend as Alberto passed through our area, but sunny skies returned by Tuesday and our real estate market continued to shine on, closing five sales and adding three new contracts. Sellers added three new listings,  and changed prices on five others.  We trimmed six from the inventory, closing the week at 295, with 88 homes and 207 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.

Newly Built Cape San Blas Gulf View Home Sold May 2018 for $540,000

Only one of this week’s five sales is on the Cape; it’s a newly-built 3-bedroom, 2-bath, 1,503 square foot home on Flamingo Drive in Findlay Shores, a small subdivision just south of Coneheads restaurant. In this transaction, the buyer’s agent contacted the builder during construction, negotiated terms for a sale, and they closed last Friday for $540,000. This was not a property listed for sale in the MLS and was entered after closing as a sale for comp purposes. The builder bought the 92′ by 105′, quarter-acre lot last October for $125,000.

C-30 Home Under Contract April 2018 with List Price of $449,000

We’ll leave the Cape and head east along C-30 to Water’s Edge, the first subdivision you come to on your left side of the road. Water’s Edges has a community pool, tennis courts, and deeded gulf access. In late April, buyers penned an accepted offer on this 3-bedroom, 3 1/2-bath, 3,173 square-foot home listed for $449,000. It’s situated on a quarter acre lot and was built in 2005. The seller has been trying off and on to sell it since initially listing it back in 2005 with an asking price of $1,045,000, touting its travertine tile, marble showers, teak flooring, cherry cabinetry, granite counters, and 8′ interior doors. On Friday they handed the keys over to the new owners at closing for $430,000.

Money Bayou First Tier Home Sold June 2018 for $330,000

Further east along C-30 buyers took ownership to this 2-bedroom, 2-1/2-bath, 748 square foot first tier home in Money Bayou for $330,000. The sellers bought the little Key West style home in early 2014 for $265,000, and had it listed for $338,000.

Indian Pass 2nd Tier Lot Under Contract April 2018 with List Price of $49,900

Our final two sales are over on Indian Pass, starting with this newly-platted 2nd tier lot listed for $49,900. The seller bought the parent gulf front tract in February of this year for $520,000 and is in the process of doing a minor replat to produce this new lot. He sold off this portion this week for full asking price of $49,900.

Our fifth and final sale is on Neptune Street in Indian Pass Beach subdivision where this 3-bedroom, 2-bath, 1,290 square-foot classic beach cottage was under contract with a list price of $399,900. The sellers bought it in 2005 for $475,000 and sold it on Thursday for $375,000. This entire neighborhood is grandfathered for FEMA flood insurance eligibility, and all lots convey with deeded gulf access.

Gulf Front Lot on Cape San Blas Under Contract May 2018 with List Price of $549,000

The first of our three new contracts is on a 51′  by 460′, 0.56-acre gulf front lot in Monarch Beach, a recently platted new development on the Cape just a bit south of Cape Palms Park. The developer is asking $549,000 for this lot, or $10,764 per waterfront foot.

Cape San Blas Lot in Jubilation Under Contract May 2018 with List Price of $57,000

Back down on the south side of the Cape in Jubilation, buyers penned an offer on this 50′ by 80′, 0.09 acre interior lot listed for $57,000. The seller bought it in mid-2004 for $260,000.

Cape San Blas Gulf View Home Under Contract May 2018 with List Price of $550,000

Our final new contract is on Boardwalk Avenue in nearby Boardwalk subdivision where this 4-bedroom, 2-1/2-bath, 2,700 square foot gulf view home went under contract last Saturday with a list price of $550,000. The seller bought the lot in 1997 for $34,000 and built the home four years later in 2001.
