Cape San Blas Real Estate Week in Review - Jun 30-Jul 6, 2018

For Sale Sold SignWe had a wonderful Independence Day celebration here along the coast with basically any home that could be rented occupied with happy visitors. The weather and water were fine and everybody seemed to have a really good visit.   Only a few took time away from the fireworks and festivities to pursue real estate ventures, as we closed five sales but wrote up just two new contracts. Sellers added eight new listings, and changed prices on five others.  Our inventory inched up by two, closing the week at 298, with 87 homes and 211 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.  Let’s see what caught buyers’ eyes.

Cape San Blas Townhome Under Contract May 2018 with List Price of $272,500

Two of our five sales are on the north end of the Cape in Barrier Dunes, the first of which being this 3-bedroom, 3-1/2-bath, 1,888 square foot unit on Parkside Circle listed for $272,500.  The sellers bought it in late 2003 for $235,000, and have done a number of improvements since then, such as replacing the roof in 2012, painting the exterior in 2016, replacing the refrigerator in 2014 and the range and dishwasher in 2015.  On Tuesday the new owners took title for $267,000.

Barrier Dunes Townhouse Under Contract June 2018 with List of $250,000

Our second sale is this 2-bedroom, 2-1/2-bath, 1,377 square foot townhouse also on Parkside Circle listed for $250,000. The sellers are the original owners having bought it in 2003 from the developer for $188,600. On Thursday they bid it adieu for $235,000 cash.

Cape San Blas Gulf Front House Under Contract March 2018 with List Price of $799,000

Less than two miles down the beach on White Sands Drive in San Blas Shores, the parties went to closing on this 2-bedroom, 3-bath, 1,956 square foot gulf front home listed for $799,000. According to county records it was built around 1986 and has been very well-maintained over the years. It’s a popular rental known as Green House and is being sold turn-key. On Friday it sold for $780,000.

Newly Built Gulf Front Home at Capae San Blas Under Contract May 2018 with List Price of $1.449M

There was more gulf front on this newly built 4-bedroom, 4-1/2-bath, 3,515 square foot gulf front home on Summerhouse Lane in Sea Dunes subdivision. The sellers bought the 50′ wide lot in the summer of 2004 for $725,000 and had the home built in the past year, adding the finishing touches just a few weeks ago. It was professionally furnished by Lemongrass Interiors of Port St. Joe, a design firm recently featured on a Cape San Blas edition of HGTV’s Beachfront Bargain Hunt: Renovation.

Money Bayou First Tier Spec Home Under Contract June 2018 with List Price of $679,000

For our fifth and final sale, we’ll leave the Cape and head over to Griffin Avenue in Money Bayou to a 4-bedroom, 3-bath, 2,20 square foot first tier home also completed just this year.  The sellers bought the 53′ wide lot in 2004 for $399,000, listed the house for $679,000, and sold it on Tuesday for $650,000. This is a FEMA eligible area and there is no HOA in this neighborhood.

Cape San Blas Gulf Front Home Under Contract July 2018 with List Price of $899,500

Only two new contracts this week, the first of which is on Belize Drive on the Cape, about a quarter mile south of the Trading Post. Buyers wrote an accepted offer on this attractive 3-bedroom, 3-1/2-bath, 1,997 square foot home situated on a 61′ wide gulf front lot.  The sellers bought it in the summer of 2015 for $520,000 and have it listed for $899,500.  They have updated the bathrooms and added a 12ft x7.5ft Swim Spa, 800 feet additional deck and an outdoor shower. The home has been professionally decorated, and is being sold fully furnished.

Bay Front Lot Near Cape San Blas Under Contract July 2018 with List Price of $115,000

Our other new contract is on a 100′ wide bay front lot on Sandbar Drive in Treasure Bay, the second subdivision on your left when you leave the Cape and head towards town. This western-facing property with gorgeous sunset views last sold in early 2015 for $115,000. Treasure Bay is a quiet little neighborhood and is in a FEMA-eligible area.
