Cape San Blas Real Estate Week in Review - July 14-20, 2018

For Sale Sold SignBack-to-back good weeks, with three closings and six new contracts.  Sellers added twelve new listings, and changed prices on four others.  Even with all those new listings, our inventory managed to dip down back below 300, ending the week at 299 with 88 homes and 211 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market. Let’s see what’s moving.

Cape San Blas Bay View Lot Under Contract June 2018 with List Price of $59,900

We’ll begin our review of our three sales on the north end of the Cape, starting off with one located all the way up in Sunset Pointe by the State Park where this 80′ by 150′, quarter-acre lot went under contract on in late June with a list price of $59,900. The seller bought it at the end of 2012 for $30,000 and sold it on Friday for $59,500. Prior to that it had sold in early 2004 for $230,000.

Cape San Blas Lot in Jubilation Under Contract May 2018 with List Price of $57,000

Down on the south side of the Cape in Jubilation, the parties closed on this 50′ by 80′, 0.09 acre interior lot listed for $57,000. The seller bought it in mid-2004 for $260,000, and sold it last week for $54,000.

Cape San Blas Lot Under Contract June 2018 with List Price of $65,000

When entering San Blas Plantation, the first side street you come to is Plover Drive, home to this 181′ by 141′, third-of-an-acre X zone lot listed for $65,000. It’s a fourth tier property which should still afford gulf views from a home built on pilings.  All of the lots in this neighborhood enjoy deeded gulf access via a community walkover to the beach and bay access as well. The sellers bought it in May of 2017, and sold it on Friday for $50,000.

Secluded Dunes First Tier Lot Under Contract July 2018 with List Price of $219,000

The first of our six new contracts is in the northernmost subdivision on the Cape, the gated community of Secluded Dunes, where sellers accepted an offer on their 72′ by 358′, 0.6-acre, first tier lot with gulf views. They bought it in 1998 for $43,000, and have it listed for $219,000.

Barrier Dunes Townhouse Under Contract July 2018 with List Price of $249,9000

A short stroll down the beach is Barrier Dunes, home to this 3-bedroom, 3-bath, , 1,377 square foot interior townhome on Parkside Circle listed July 11. It went under contract 4 days later with a list price of $249,900. The sellers bought it in late 2016 for $189,900.

Bay Front Lot Under Contract July 2018 with List Price of $250,000

Across the street from Seagrass, buyers penned an accepted offer on this 100′ by 800′, 1.85-acre bayfront lot. It was listed and marked under contract the same day with a price of $250,000 so this apparently is a deal negotiated in advance of it appearing in the MLS.

Piney Woods New Construction Under Contract July 2018 with List Price of $425,000

The Cape has been experiencing an unprecedented building boom in the past two years, and our next contract is a prime example, with buyers writing an accepted offer on this proposed 4-bedroom, 3-1/2-bath, 1,888 square foot water view home on McCosh Mill Road in Piney Woods subdivision, a popular neighborhood on the south side of the Cape with deeded beach access for all owners and a community pool.

In nearby Surfside Estates, sellers accepted an offer on their 4-bedroom,, 3-1/2-bath, 1,744 square foot gulf view home on a quarter-acre lot listed for $489,900.

Cape San Blas Bay View Lot Under Contract July 2018 with List Price of $119,900

To wrap things up, we’ll turn left off of Cape San Blas Road stopping shortly thereafter at this 138′ by 252′, 0.76-acre bay view lot. It offers unobstructed bay views as the Sate of Florida owns the bay front parcel in front of it. The seller bought it in Mid 2012 for $35,000 and has it listed for $119,900.
