Cape San Blas Real Estate Week in Review – Sep. 22-28, 2018

For Sale Sold SignSeptember sales continue to roll right along as we logged another good week, with eight sales, two new contracts, three new listings, and price changes on twelve others. Our inventory closed down only two at 289, with 86 homes and 203 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.

Barrier Dunes End Unit Town House Sold Set 2018 for $280,000

The first two of our eight sales are both located on the north end of Cape San Blas in Barrier Dunes beginning with this 2-bedroom, 2-bath, 1,152 square foot end-unit on Barrier Dunes Drive. The sellers bought the circa-2001 townhouse in mid-2015 for $195,000, had it listed for $290,000, and sold it on Tuesday for $280,000.

Around the corner on Parkside, sellers accepted an offer the last week of August on their 3-bedroom, 3-bath, 1,377 square-foot interior townhouse listed for $275,000.  They bought the property in the summer of 2015 for $177,500 and have made a lot of improvements since then according to the MLS notes:

2016-new roof, new carpet upstairs, new tile floor downstairs and stairway/entry.   New cabinets in kitchen, new decks front and back, new siding and exterior paint, fresh paint throughout, new stove top, new dishwasher, new garbage disposal, new living room furniture, new patio furniture, new bed for spare bedroom-downstairs.

Although it was built in 1985, the improvements are so extensive, the property appraiser lists its market value effective age as 2007.  All that hard work has paid off as they sold it for full list price of $275,000.

Bay View Lot at Ovation Under Contract September 2018 with List Price of $67,500

About a mile south on the Cape our third sale is this 84′ by 76′, 0.13-acre first tier bay view lot listed for $67,500. Ovation is a gated community with a gulf-side pool, a beautiful infinity pool overlooking the bay, 2 docks, a fitness center, club house with a social room, and deeded gulf and bay access. The sellers bought this lot in mid-2014 for $50,000 from a seller who had paid $75,000 to the developer for it in the summer of 2010, and they sold it on Tuesday for $60,000.

Cape San Blas Bay Front Lot Sold September 2018 for $280,000

Just north of Pig Island, buyers took title to this beautiful 100′ by 557′, 1.56-acre bay front lot for its full list price of $280,000. It was cut from a parent parcel by the sellers so no definitive sales data.

Newly Built Second Tier Home at Cape San Blas Under Contract Sep 2018 with List Price of $749,000

Our fifth sale is in a new development a few blocks south of Cape Palms Park, The Preserve, where the parties went to closing on this newly built 4-bedroom, 3-1/2-bath, 2,500 square foot gulf view home located on a second tier lot.  Construction was finished this year; the contractor-owner was asking $749,000 and on Friday settled for $715,000.

Cape San Blas Gulf Front Rental House Under Contract August 2018 with List Price of $899,500

Our next stop is Belize Drive, located less than a quarter mile south of The Trading Post.  Here the parties shook hands on this 3-bedroom, 3-1/2-bath, 1,997 square foot gulf front home listed for $899,500.  It was built on the 65′ wide lot in 2005, and last sold in the summer of 2015 for $520,000.

Waters Edge Interior Lot Under Contract August 2018 with List Price of $39,000

Our seventh sale is an interior lot over in Waters Edge, the first subdivision on your left when you leave the Cape heading in the direction of Indian Pass. This 70′ by 248′, 0.40-acre lot is listed for $139,000. The seller bought three lots from the developer in 2002 for $189,000 of which this is one. New owners took title to the property this week for $30,000.

Indian Pass Gulf Front Home Under Contract Sep 2018 with List Price of $619,000

Our eighth and final sale is a gulf front home out towards the tip of Indian Pass. It’s a 3-bedroom, 3-bath, 1,971 square foot home on 50′ of gulf front with an absolutely gorgeous view of St. Vincent Island.  The sellers bought it in late 2002 for $569,000, had it listed for $619,000, and sold it on Tuesday for $580,000.

Sunset Pointe Interior Lot Under Contract August 2018 with List Price of $69,900

Moving on to our two new contracts, we’ll head back up to the north side of the Cape, stopping this time in Sunset Pointe where this 0.27-acre interior lot went under contract for the second time on Monday with a list price of $74,500, a far cry from the $450,000 it last sold for in early 2005.  It went under contract on August 10 with a list price of $69,000, but came back on the market shortly thereafter. The seller increased the price to $74,900 on Sep. 10, and received an acceptable offer on Wednesday.

Our last stop for the day is over on Canoe Lane, just past Treasure Shores, where sellers accepted an offer on their 4-bedroom, 4 and 2 half bath, 4,855 square foot gulf front home listed for $1,299,000. They bought the 85′ wide lot in mid-2010 for $280,000 and had Windolf Construction build the home four years later. The MLS notes describe the many features this lovely home has to offer:

This exquisite 4BR/4.2BA home has refined finishes including custom cabinetry, double sided fireplace, high-end appliances, gorgeous hardwood floors, multiple living areas and a large bonus room! Cape San Blas Real Estate Week in Review – Sep. 15-21, 2018

For Sale Sold SignThe calendar may say summer has ended and autumn is here but the thermometer sure hasn’t gotten that memo as days continue to swelter with “feels like” temps stubbornly stuck in the 3-digit range.  Everyone and everything is hot, including our market, which continues to sizzle along, this week turning in six sales and six new contracts. We added four new listings, and changed prices on nine others. With all that activity, we end the week at 291, down four from last week, with 88 homes and 203 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.  Let’s see what buyers are in the market for.

Cape San Blas Corner Lot in Seagrass Under Contract August 2018 with List Price of $140,000

The first of our six sales is in Seagrass, located a little over half a mile north of The Trading Post.  The sellers bought the quarter-acre, “X” zone corner lot in 2012 for $52,000, had it listed for $140,000, and sold it on Wednesday for $120,000.

Cape San Blas Third Tier Home Under Contract August 2018 with List Price of $499,900

Several streets north of The Trading Post is Catamaran Drive, home to this 3-bedroom, 3 1/2-bath, 1,885 square foot home listed for $499,900. It was built in 2002 on a quarter-acre third-tier lot “X” zone.  No HOA or HOA fees and there is easy access to the beach at the end of the street. The sellers were asking $499,900, essentially what they paid for it in late 2006, $500,000.  On Friday they handed over the keys to the new owners for $489,000.

One Half of Cape San Blas Gulf Front Duplex Under Contract August 2018 with List Price of $499,000

Our third sale is on Surfside Lane in Silent Sands where buyers penned an offer less than a month ago on this 3-bedroom, 3-bath, 1,400 square-foot gulf front duplex listed for $499,000. The sellers bought it in early 2015 for $299,300, and sold it on Monday for $447,500.

Bay View Lot Under Contract August 2018 with List Price of $119,900

We’ll leave the Cape and hang a left off of Cape San Blas Road where quickly thereafter we’ll find this 138′ by 252′, three-quarters of an acre bay view lot listed for $119,900.  It has all the utilities connections you need to park an RV on it.  The sellers bought it unimproved in the summer of 2012 for $35,000, and sold it on Tuesday for $110,000.

Gulf Pines Gulf Front Lot Under Contract August 2018 with List Price of $499,900

Tracking back and heading east along C-30 we’ll pull into Gulf Pines where the parties went to closing on this 100′ by 348′, 0.8-acre gulf front lot. It last sold in late 2008 for $644,000, and went for $455,000 cash on Monday. This is a FEMA-eligible neighborhood with HOA fees of only $200 per year.

Gulf Front Lot at Indian Pass on Florida's Forgotten Coast Under Contract August 201 with List Price of $279,000

Next stop, Indian Pass, home to our sixth and final sale, a 50′ wide, half-acre gulf front lot on Broken Arrow Lane listed for a very attractive $279,000. The sellers picked it up in early 2009 for $204,000, and sold it for $269,000.

Cape San Blas Interior Lot Under Contract September 2018 with List Price of $59,900

To begin our review of this week’s six new contracts, we’ll head way up to the north end of the Cape, where we’ll kick off with this 85′ by 151′, quarter-acre interior lot listed for $59,900. The sellers bought it in 2012 for $30,000, a real bargain compared to the $230,000 it commanded in 2004.

Cape San Blas Gulf Front Lot Under Contract September 2018 with List Price of $795,000

Down the road a bit, just a bit south of Coneheads, sellers accepted an offer on this gorgeous 117′ by 330′ gulf front lot that’s just a little shy of an acre and listed for $795,000.

About two miles south on Windy Lane in Paradise Gulf, our fourth contract is on a rambling 5-bedroom, 5-bath, 3,840 square foot gulf front home listed for $1.2M. The seller bought the 67′ wide lot in 1994 for $75,000, and built the home in 1996.  He had it under contract briefly once before in early 2016.

First Tier Lot at Cape San Blas Under Contract September 2018 with List Price of $185,000

Our next stop is on Barbados Drive in Turtle Dunes where buyers penned an acceptable offer on this irregularly-shaped, third-of-an-acre first tier lot listed for $185,000 that last sold in the summer of 2015 for $135,000.

Cape San Blas Gulf View Condo Under Contract September 2018 with List Price of $375,000

Just a short stroll down the beach, sellers accepted an offer on their top floor condo in this first-tier quadplex known as Robin Bay. They purchased the 2-bedroom, 2-bath, 1,300 square foot unit in January 2015 for $260,000, have made some major renovations since then, and have it listed for $375,000.  The gulf views from this building are amazing.

Bay Front Townhouse in Simmons Bayou Under Contract September 2018 with List Price of $339,900

For our sixth and final new contract we’ll leave the Cape again, travelling out onto the C-30 Corridor heading towards town and stopping in Simmons Bayou near Presnell’s Bayside Marina. Here in Hammock by the Bay, we have a 3-bedroom, 3 1/2-bath, 1600 square foot bay front townhouse under contract with a list price of $339,900. The sellers bought the bay side retreat in 2006 from the developer for $399,000.

Cape San Blas Real Estate Week in Review – Sep. 8-14, 2018

Our inventory added five, closing the week at 295, with 89 homes and 206 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS.

Secluded Dunes First Tier Lot Under Contract July 2018 with List Price of $219,000

The first of our four sales is in the northernmost subdivision on the Cape, the gated community of Secluded Dunes, where the parties closed on this 72′ by 358′, 0.6-acre, first tier lot with gulf views. The sellers bought it in 1998 for $43,000, had it listed for $219,000, and sold it on Friday for $190,000.

Cape San Blas Interior Lot Sold September 2018 for $57,500

Next door to Secluded Dunes is Park Point, home to our second sale, which is this 80′ by 146′, quarter-acre lot listed for $58,500.  The sellers bought it in 2016, and signed it over to the new owners on Friday for $57,500.

 

Cape San Blas Townhouse Sold Aeptember 2018 for $248,000

Looks as if most of this weeks sales were clustered on the north end of the Cape as our third sale is in nearby Barrier Dunes where on Friday new owners picked up the keys at closing for this 3-bedroom, 3-bath, 1,377 square foot town house on Parkside for $248,000. It was listed for $255,000 and last sold in mid-2004 for $210,000.

Lot Overlooking St. Joe Bay Sold Sep 2018 for $57,000

We’ll leave the Cape for our fourth and final sale, which is out on C-30 heading towards Port St. Joe.  At the end of July, buyers placed an offer on this 104′ by 220′, half-acre road front lot with a view of St. Joe Bay that was listed for $59,900. The sellers have owned it since 2003 when they paid $71,300, and on Wednesday they let it go for $57,000.

Bay View Lot at Ovation Under Contract September 2018 with List Price of $67,500

We’ll return to the Cape for our review of this week’s four new contracts, the first two of which are on the bay side of Ovation, starting with this 84′ by 76′, 0.13-acre first tier bay view lot listed for $67,500. Ovation is a gated community with a gulf-side pool, a beautiful infinity pool overlooking the bay, 2 docks, a fitness center, club house with a social room, and deeded gulf and bay access. Around the corner on Regatta, buyers had their offer accepted on this irregularly-shaped 0.16-acre lot listed for $39,000. The sellers made a good deal back in 2012 when they picked it up for $19,000.

Cape San Blas Gulf View Home Under Contract May 2018 with List Price of $465,000

Between Ovation and The Tradin’ Post is Sea Dunes Lane where this recently renovated 2-bedroom, 2-bath, 1,248 square foot gulf view cottage went under contract Tuesday with a list price of $464,900. If it looks a bit familiar, it may be because it was under contract briefly once before back in May.  The sellers bought this place in the summer of 2014 for $255,000 and have done an amazing transformation since them.  For all you HGTV fans of Fixer Upper, here are sample before and after pictures:

Indian Pass Interior Lot Under Contract September 2018 with List Price of $119,000

Our fourth contract takes us over to Indian Pass to this 70′ by 115′ lot on Oak Street that’s just a smidgen shy of a quarter of an acre. It’s located just a short stroll to the beach.  The sellers bought it in 2005 and have it listed for $119,000. This little neighborhood called Indian Pass Beach Subdivision was platted in 1952 and grandfathered for FEMA flood insurance eligibility when the CBRA designation was placed on most of the rest of Indian Pass.

Cape San Blas Real Estate Week in Review – Sep. 1-7, 2018

For Sale and SoldWith Labor Day in our rear view mirror, summer may be officially over but luckily buyers didn’t seem to get that memo as they were still here snapping up great real estate deals. We had a good week, with five closings and four new contracts; added eleven new listings and made six price changes. With all that, we trimmed our inventory a bit, closing down seven from last week, ending at 290, with 86 houses and 204 lots listed for sale in the MLS for the Cape San Blas, Indian Pass and C-30 Corridor market.

Barrier Dunes Townhouse Under Contract July 2018 with List Price of $249,9000

We begin our review of this week’s five sales on the north side of the Cape in Barrier Dunes, home to this 3-bedroom, 3-bath, 1,377 square foot interior townhome on Parkside Circle listed July 11. It went under contract 4 days later with a list price of $249,900. The sellers bought it in late 2016 for $189,900 and sold it last Friday for $248,500.

Bay View Lot at Cape San Blas Sold September 2018 for $76,000

Our second sale is  about two miles further south, across the street from Rish Park.  Here a bay view lot on Hibiscus Lane that has been under contract for about a month with a list price of $80,000 sold for $76,000. This belongs to the family of the developer of Hibiscus Bay to Beach, so no sales history to report. This quiet subdivision of mostly owner-occupied homes spans from the bay to the gulf, and all properties convey with access to both. There is a community pool, walkover to the beach, and dock out over the bay. Annual HOA fees are currently $2,400, and there is a $1,000 new owner fee collected at closing.

Cape San Blas Gulf Front Lot Sold September 2018 for $293,500

Two Palms is a very pretty subdivision on the south side of the Cape, adjacent to the west side of Salinas Park, and it’s home to our third sale, a 53′ wide by 519′ deep gulf front lot listed for $297,500.  The owners bought the 0.84-acre lot in late 2013 for $210,000, and sold it on Wednesday for $293,500. Not a bad return on investment in just five years.

Treasure Shores Gulf Front Home Under Contract June 2018 with List Price of $839,000

We’ll leave the Cape for our last two sales, starting with this attractive 5-bedroom, 3-bath, 2,128 square foot gulf front home in Treasure Shores listed for $839,000. It is situated on a 75′ wide, 0.63-acre lot and is eligible for FEMA flood insurance.  The sellers purchased the home in early 2008 for $860,000 and sold it last Friday for $780,000.

Indian Pass Lagoon Front Lot Under Contract August 2018 with List Price of $139,500

At the far eastern end of Indian Pass, our fifth and final sale is a roughly one-acre lagoon front lot listed for $139,900, a nice decimal shift from the $38,500 the sellers bought it for back in 1995. On Wednesday they sold it for just shy of full list, letting it go for $139,000, providing the buyers with seller financing.  It is located just before you get to the boat ramp at the tip of the peninsula.

Newly Built Second Tier Home at Cape San Blas Under Contract Sep 2018 with List Price of $749,000

Indian Pass Gulf Front Lot Under Contract Sep 2018 with List Price of $485,000

We’ll head back over to Indian Pass for our final two contracts, the first of which is a 91′ by roughly 800′ deep, 1.8-acre gulf front lot that went under contract as soon as it was listed this week sporting a $485,000 price tag. The sellers have owned it since 2000 when they bought it for $240,000.
