Cape San Blas Real Estate Week in Review – Mar. 20-26, 2021

For Sale Sold Sign   According to the National Association of Realtors (NAR), new home sales in February were down not because of buyers but because of builders trying to catch up with a back log of orders and putting new starts on hold.  Rapidly rising material costs are another factor; I had a conversation today with an owner of a commercial plumbing business who said the cost of PVC has increased 100% in the past four months alone!

Florida Realtors Chief Economist Dr. Brad O’Connor says, “The statewide inventory of active single-family home listings, which Florida Realtors has been tracking since January 2008, is currently at an all-time low. At the end of February, single-family inventory was down 56.3% compared to a year ago. Most of this decline has been a result of our ultra-high rate of sales.”

Our local market definitely reflects those same trends. This week area Realtors closed thirteen sales and wrote up eighteen new contracts.  Sellers added eight new listings, only two of which were homes with one already being under contract, and changed prices on ten listings, several of which were price inccreases.

Our overall inventory is down nine from last week, closing at 137, with a mere 28 homes and 109 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Cape San Blas Real Estate Blog Mar 13-19, 2021

For Sale Sold Sign   A recent Airbnb survey of favorite destinations for vacationers this year in the US saw Cape San Blas coming in at fifth place and our market activity certainly reflects that interest, closing the week with thirteen sales and double that number of new contracts, with twenty-six parties signing up to purchase a piece of the Forgotten Coast to call their own. Sellers jumped on the bandwagon listing thirteen new properties, seven of which are already under contract, one of which is sold, and one that was withdrawn, leaving only four new listings still available for sale at week’s end. Crazy times. There were three price changes, one of which was a price increase!  All that activity leaves our total inventory down thirteen from last week, closing at 146 with only 30 homes and 116 lots listed for sale in the Cape San Blas, Indian Pass and C-30 active MLS listings.

At this rate, we’e entering into ‘sold out’ status. The next few months are going to be very interesting. Cape San Blas Real Estate Week in Review – Mar. 6-12, 2021

For Sale Sold Sign   Our market is definitely following the national trend of inventory deficit as demand is so outweighing supply and consequently pressuring pricing upward. This past week we had twelve closings and wrote up a staggering twenty-six new contracts. Sellers added twelve new listings, two of which are already under contract, and made four price changes. Compare and contrast this week’s inventory to my earliest market review in October 2017 when our inventory stood at 558, with 202 homes and 356 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market to today’s total inventory of a mere 159, with just 36 houses and 123 lots listed for sale in the same market. Are you kidding me – just 36 houses? Sobering numbers.

These are crazy times. Cape San Blas Real Estate Week in Review – Feb. 26 – Mar. 5, 2021

For Sale Sold Sign   The real estate feeding frenzy continued this week with twenty-one closings and fourteen new contracts.  Sellers added twenty-one new listings, two of which are already under contract and two of which are already sold!  They also made five price changes, one of which was a price increase. Our inventory closed at 175, up six from last week, with 44 homes and 131 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.

Demand for houses remains especially strong, but lots are moving again as well, so if you’re considering selling, there has never been a hotter time to make your move.
