Cape San Blas Real Estate Week in Review – May 22-28, 2021

For Sale Sold Sign     We’re continuing to white water raft these crazy real estate rapids zorching into the Memorial Day Weekend and the official launch of Summer 2021. This week we closed eighteen sales, nearly double last week, and agents wrote up twelve new contracts. A good number of sellers decided to ride the wave and added fourteen new listings, three of which are already under contract and two that have have sold. They also made five price changes, all price increases!  Our inventory sailed back into three-digit territory, closing the week up seven at 104, with twenty-three houses and eighty-one lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Our market is mirroring the current national trend of tight inventory and high demand causing houses to sell in lightning fast time. These are crazy times for real estate. Crazy good if you’re wanting to sell because if you list it, they will come.

Cape San Blas Real Estate Week in Review – May 15-21, 2021

For Sale Sold Sign       We finally had a slow down in sales activity this week after a spate of white hot weeks, closing “only” ten sales and writing up seventeen new contracts.  Sellers added seventeen new listings, (four of which are already under contract and one which has sold), and made only three price changes, one of which has already sold.  An uptick in new lot listings increased our inventory by four over last week, as we ended the week at 97, with eighteen houses and 79 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Our lack of houses for sale being unable to meet the demand contributes to this week’s drop in sales. Existing housing inventory is not being supplemented quickly enough with new construction which mirrors the national trend. According to HouseWire, which touts itself as the leading news source for the mortgage industry regarding housing information, national April housing starts dropped 13.4% from March as supply chain constraints continue to handcuff builders. Business Insider reported on Wednesday that lumber prices are still up 229% since May 19 of last year despite falling to $1,201 per thousand board lumber feet after peaking at $1,700 the previous week.

Cape San Blas Real Estate Week in Review – May 8-14, 2021

For Sale Sold Sign There has been no let up in our frenzied sales activity; last week our combined sales and new contracts came in at 37 and we matched that number this week once again with eighteen sales and nineteen new contracts. Sellers thankfully added fifteen new listings to our meager inventory but only made four price changes, two of which were price increases. Our overall inventory shed another 4%, closing the week at just 93, with 21 houses and 72 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Sustained demand continues to put upward pressure on prices on both existing inventory and building supplies. Cape San Blas Real Estate Week in Review – May 1-7, 2021

For Sale Sold Sign Crazy sales activity continues unabated, with twenty-four sales and thirteen new contracts.  Sellers jumped on the bandwagon adding twenty-three sorely needed new listings, two of which are already under contract, but made only three price changes, two of which were price increases. Even with all those new listings, our inventory dropped by 4%, dipping below 100 to 97, with 22 houses and 75 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Cape San Blas Real Estate Week in Review – April 24-30, 2021

For Sale Sold Sign   This is just crazy. Demand for our coastal Florida real estate is out of control. We are running out of inventory. This week we had twenty closings, (hat tip to our closing attorneys’ staffs for their incredibly long hours and endless efforts to make this happen – you guys are amazing!), and turned in what has to be a record twenty-seven new contracts. Sellers added only seven new listings, nowhere near enough to meet the demand, and three sellers made price changes,

Our overall inventory is frighteningly low, with just 18 houses and 65 lots avaiilbable for sale for a total of 83 listings available for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

We are most definitely in a Seller’s market! We desperateltey need inventory, so if you’re thinking of selling, this is the time to make your move.
