Cape San Blas Real Estate Week in Review – June 19-25, 2021

For Sale Sold Sign    The Florida Association of Realtors (FAR) released a report this weekshowing that May sales of single family homes were up 57.9% over May of last year with the median price soaring 27.7% to $344,900, while the overall inventory of actively listed houses dropped 58.2%.  In Gulf County our May home sales were up 77.3% over last year, and the median price rose 20.9% to $436,450. Overall inventory of available houses in Gulf County dropped 64.6%. These figures are for all of Gulf County.

As for the Cape market, since last Saturday our inventory gained nine, back up into three-digit territory, closing the week at 104 with the number of houses still at twenty-two, (only seven of which are priced under $1,000,000) and eighty two lots ranging in price from $22,000 all the way up to $1.2M.  We closed thirteen sales and wrote up ten new contracts. Sellers added sixteen new contracts (two of which are already under contract), and entered nine price changes, with four of those being price increases.

Buyers are still out in force and we need inventory to meet that demand. Cape San Blas Real Estate Week in Review – June 12-18, 2021

For Sale Sold Sign     Vacation rentals at the Cape are in full summer swing and and vacationers are everywhere. When beach time is over for the day, many are heading out to look at real estate and Realtors continue working non-stop to meet the demand.  As a result, this week we’ve had had twenty-five closings, written up thirteen new contracts, added thirteen new listings but changed the price on only one listing which was a 30% price increase. Our inventory shed one, closing the week at 95, with 22 homes and 73 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Our ever-dwindling inventory illustrates that demand for houses remains especially strong, but lots are moving as well, so if you’re considering selling, there has never been a hotter time to make your move. Cape San Blas Real Estate Week in Review – June 5-11, 2021

For Sale Sold Sign     I read an interesting article this week citing the Florida Panhandle’s Sizzling Real Estate Market that detailed sales data for five Panhandle counties: Bay, Calhoun, Holmes, Jackson and Washington. I compared those figures to our Cape San Blas area market and our numbers are absolutely staggering.  Year to Date total unit sales for Cape San Blas, Indian Pass and the C-30 Corridor are up 289% with dollar volume up 367%. Wow!

This past week we closed twelve sales and wrote up twelve new contracts. Sellers added eleven new listings and made five price changes. We only added one to our inventory, closing the week at 96, with 24 homes and 72 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

As is the case nationwide, our market is woefully short of housing inventory relative to demand. Building costs continue to soar so demand for existing homes is at an all time high. Cape San Blas Real Estate Week In Review – May 29 – Jun 4, 2021

For Sale Sold Sign     Memorial Day Weekend delivered Summer right on time and this week both our weather and our market climbed to even greater heights.  Our closed sales soared to twenty-five (vs. eighteen last week) while agents wrote up seventeen new contracts(up five from last week). Once again Sellers added another fourteen new listings (four of which are already under contract) and made nine price changes. With all that MLS activity it’s not surprising to see our inventory dropped by roughly 9%, closing the week at 95, with twenty-three houses and seventy-two lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.

Obviously, white hot market interest continues but unlike what I saw in 2004 in that real estate run-up with pricing based solely on speculation, what we’re seeing today is a much healthier market, as people are buying with long-term investment intentions, not the flipping we saw back in the early 2000’s. Building prices are at an all-time high so people seem to be snapping up lots to hold until building prices drift back down out of the stratosphere to ground level.
