Cape San Blas Real Estate Week in Review – July 24-31, 2021

For Sale Sold Sign  We had a fair amount of activity this week but we’re seeing indications rising prices are starting to meet with a bit of resistance. I’ve heard of several contracts recently where the appraisals came in below contract price, the sellers dug in on their prices and buyers walked away.

This week we closed seven sales and wrote up twelve new contracts, but of those only one was a house, even though our housing inventory is increasing, meaning more for buyers to select from than there has been for awhile. Sellers added ten new listings (four houses and six lots) and made four price changes, half of which were price increases. Our inventory shed one, closing the week at 116, with 31 houses and 85 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market.

Georgia heads back to school next week which usually results in our market slowing down considerably, so that’s going to be something to keep an eye on. Cape San Blas Real Estate Week in Review – July 17-23, 2021

For Sale Sold Sign  The National Association of Realtors (NAR) reported on Thursday that sales of existing homes nationally rose 1.4% in June year over year. In our Cape market, eleven homes sold in June 2020 and this June we more than doubled that with twenty-three sales.  We continued to race along at high speed this week as we closed five sales and wrote up ten new contracts (three houses and seven lots). Sellers added twelve new listings and made five price changes, one of which was an increase. Our inventory remains unchanged from last week, closing once again at 117, with twenty-six homes and ninety-one lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Demand for houses remains strong, but lots are moving again as well, so if you’re considering selling, this is a perfect time to make your move. Cape San Blas Real Estate Week in Review – July 10-16, 2021

For Sale Sold Sign   The entire local real estate industry food chain breathed a sigh of relief this week as for the first time in well over a year the market took a bit of a breather.  We closed thirteen sales but only wrote up four new contracts, oddly enough all lots for $75,000 or less. Sellers added eight new listings, three of which are already under contract, but only made one price change.  Our inventory is slowly climbing back, up seven from last week, closing at 117, with twenty-six homes and ninety-one lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Cape San Blas Real Estate Week in Review – July 3-9, 2021

For Sale Sold Sign   Our smoking hot real estate frenzy keeps sizzling along. In another banner week, we closed eleven sales and eleven properties went under contract. Sellers added ten sorely needed new listings to the mix, but only made one price change.  Even with all those new listings, our inventory is still down one from last week, coming in at 110, with twenty-three homes and eighty-seven lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Why is the market so white hot? No, it’s not the pandemic. An NBC News Report recently posted by the Florida Association of Realtors (FAR) reported that industry experts say the problem is two fold. We’re seeing a U.S. housing market that was still recovering from the 2008-2009 foreclosure crisis when the pandemic hit coupled with an “underbuilding gap” of between 5.5 and 6.8 million housing units since 2001. The article cites reports from the National Association of Home Builders that none of the new single-family homes built across the United States in 2020 were priced under $100,000. Nationwide. Let that sink in.

As is the case nationally, our market is woefully short of housing inventory relative to demand. Building costs are still exorbitant so demand for existing homes in our market remains at an all time high. Cape San Blas Real Estate Week in Review – June 26 – July2, 2021

For Sale Sold Sign    Ever since Michael plowed through our area in 2018 we have experienced an incredible construction frenzy as homes have been repaired or replaced with new homes.  The influx of people pouring into the Forgotten Coast fleeing the pandemic has created a demand for a lot of new housing as well. Gulf County Property Appraiser Mitch Burke put some numbers out this week that illustrate just how strong this construction craze has been. The county’s preliminary taxable values are up 13.24 per cent over last year and 25.15 per cent over the previous year. In an interview with The Star, he indicated county real estate sales in 2020 numbered 2,450. Burke said, “When comparing last year’s first quarter 2020 sales with this years first quarter sales in 2021, we are up 50 per cent”.

Despite the non-stop rain this week, we managed to close sixteen sales and write up eight new contracts. Sellers added fourteen new listings and made nine price changes, three of which were price increases. Our inventory grew by seven, ending the week at 110, with 20 homes and 90 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.
