Cape San Blas Real Estate Week in Review - June 26 - July2, 2021

For Sale Sold Sign    Ever since Michael plowed through our area in 2018 we have experienced an incredible construction frenzy as homes have been repaired or replaced with new homes.  The influx of people pouring into the Forgotten Coast fleeing the pandemic has created a demand for a lot of new housing as well. Gulf County Property Appraiser Mitch Burke put some numbers out this week that illustrate just how strong this construction craze has been. The county’s preliminary taxable values are up 13.24 per cent over last year and 25.15 per cent over the previous year. In an interview with The Star, he indicated county real estate sales in 2020 numbered 2,450. Burke said, “When comparing last year’s first quarter 2020 sales with this years first quarter sales in 2021, we are up 50 per cent”.

Despite the non-stop rain this week, we managed to close sixteen sales and write up eight new contracts. Sellers added fourteen new listings and made nine price changes, three of which were price increases. Our inventory grew by seven, ending the week at 110, with 20 homes and 90 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.
