Cape San Blas Real Estate Week in Review – August 21-27, 2021

For Sale Sold Sign  It was crazy hot along the coast this week and I’m not just talking about the weather. Real estate is still sizzling with no let up in sight as we closed seven sales and wrote up eight new contracts. Sellers added four new listings and made seven price changes. Our inventory shed two, closing the week at 119, with 32 homes and 87 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Cape San Blas Real Estate Week in Review – Aug 14-20, 2021

For Sale Sold Sign    The real estate question I’m hearing more than any other is, “Are prices rising?” and the answer is a resounding “Yes”. That’s true not just locally but statewide as well. The Florida Association of Realtors recently released sales figures for Q2 2021 which found that statewide the median sales price for single-family existing homes increased by nearly 25% year over year with the median price at $345,000.  In our market as of the end of June the median sales price for single family homes was $428,658, up 27.3% from June of 2020. And as June drew to a close, our number of months inventory supply of home listings was down 75.8% from 2020.

This week’s activity reflected that continued insufficient supply to meet demand as we closed six sales but wrote up only three new contracts.  Tropical Storm Fred passing directly over the Cape on Monday may have also contributed to slower sales activity for the week. Sellers added three new listings but made only one price change which was a price increase. Our inventory shed two, closing the week at 121 with only 32 houses and 89 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Cape San Blas Real Estate Week in Review – Aug. 7-13, 2021

For Sale Sold Sign   So far Georgia heading back to school has not had much of an impact on our market as we turned in a respectable week, closing six sales and putting seven properties under contract.  Owners added seven new listings and made seven price changes. Our inventory grew by four, closing the week at 123, with thirty-five houses and eighty-eight lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Demand for houses remains especially strong, but lots are moving as well, so if you’re toying with the idea of selling, there has never been a hotter time to make your move. Cape San Blas Real Estate Week in Review – Jul 31-Aug 6, 2021

For Sale Sold Sign  As with nearly every aspect of our current economy, from building supplies to fuel to computer chips, local real estate demand continues to far outpace supply. Our inventory stands at 119, up 3 from last week, with 35 houses and 84 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor market. To put those numbers in perspective, last year we ended the first week of August with a total inventory of 291, with 82 homes and 209 lots.  Quite a change. This week we closed fourteen sales and wrote up nine new contracts. Sellers added ten new listings (one of which went under contract the same day it hit the MLS) and made five price changes.
