Cape San Blas Real Estate Week in Review – Sep. 18-24, 2021

For Sale Sold Sign Autumn arrived right on schedule Wednesday with temperatures and humidity dipping to cooler, dryer, more comfortable levels and after an unbelievably soggy summer, some very welcome sun-filled days returned.  Our market is still hot, as we closed six sales and wrote up two new contracts.  Sellers added twelve new listings and made six price changes. Our inventory swelled by ten, closing the week at 123, with 26 homes and 97 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

The Florida Association of Realtors released Q2 sales data this week of year-over-year sales activity for single family homes in Gulf County which clearly illustrates how our sales have been through the roof. Take a look at these numbers:

Single Family Home Sales +43.8%
Median Sale Price +23.1%
Average Sale Price +59%
Dollar Volume +128.6%
Median Time List to Contract -63.3%
Inventory of Active Listings -59.6%

As is the case nationally, our market remains woefully short of housing inventory relative to demand. Building costs are still exorbitant so demand for existing homes in our market remains at an all time high. Cape San Blas Real Estate Week in Review – Sep. 11-17, 2021

For Sale Sold Sign You’d never know the Forgotten Coast is part of the Sunshine State this week as we have had nothing but rain, dreary gray skies, rain, wind and rain. Did I mention it has rained? Our puddles have puddles. Even so, buyers weathered it well and went shopping for real estate.  Seven sales closed and eight properties went under contract. Sellers added seven new listings and made two price changes. Our inventory shrank by two, closing the week at 113, with 25 houses and 88 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.

Cape San Blas Week in Review – Sep. 4-10, 2021

For Sale Sold SignOur real estate market is definitely slowing down a bit but based on what I’m reading in news from the National Association and Florida Association of Realtors this seems to be more reflective of the continuing dearth of inventory not just here but nationwide. Buyers also seem to be starting to cool on overpriced listings, where the market indicates the value of a proprty is x but the seller insists on listing it substantially above that number. We did have some activity as four properties closed and six went under contract.  Sellers added six new listings and made one price change.  Our inventory is down by 4, closing the week at 115, with 26 homes and 89 lots listed for sale in the Cape San Blas, Indian Pass and C-30 Corridor MLS market.
